The tract is located about 9.3 miles northeast of El Dorado, Arkansas off of Champagnolle Road. Timber on the tract consists of natural pine sawtimber and pine and hardwood pulpwood. The south and west property lines have white paint, but no existing lines were found on the north and east property lines, however, the is a timber type change at the north line . The topography of the property is gently rolling. The soils on the property consist of predominately Sacul-Sawyer complex soils with an excellent site index for Loblolly Pine of 90 Feet (base Age 50) per the NRCS Web Soil Survey. The soils report indicates that this tract provides great timber growth potential
