Timber Description: The timber on the tract consists of two ages of juvenile pine plantations which are well stocked and offer great long term timber growth potential. Approximately 53 acres on the north is a 2003 pine plantation approaching age 7, and approximately 56 acres on the south is a 2004 pine plantation approaching age 6. Both plantations were professionally established using industry grade site preparation methods. Attached maps indicate the stand locations.
The 2003 plantation was chemically site prepared in late June of 2002 using 128 ounces of One-Step and 64 ounces of Accord followed by a site preparation burn in early September of 2002. Trees were planted in mid January 2003 using International Paper SuperTree seedlings. The timber stand has good survival and is presently well stocked with trees averaging around 20 feet in height after the 6th growing season.
The 2004 plantation was chemically site prepared in late June of 2003 using 128 ounces of One-Step and 64 ounces of Accord followed by a site preparation burn in mid September of 2003. The site was planted using International Paper SuperTree Seedlings in early January of 2004 on a 7’ by 10’ spacing. Plantation survival was good and trees now average around 15 to 20 feet in height after the 5th growing season.
Both plantation stands offer excellent long term timber investment potential for the landowner. The tract is located in a very productive area of southern Arkansas with soil types of Sacul Fine Sandy Loam, Sacul-Sawyer Complex and Bibb Fine Sandy Loams, which are reported to have an average site index of 91+ feet (Base Age 50) per the NRCS Web Soil Survey. These soil types are known to be productive for loblolly pine plantation management. In addition to timber production, hunting and recreation opportunities also provide an added benefit for the landowner, either as a private hunting property or from potential income from annual hunting leases.
