The Mount Holly RD Tract (#03019-03287) is an approximately 97.6 acre tract of timberland located in northwestern Union County, northwest of El Dorado, AR (North 33.255902, West 92.747586). The dominant timber types include approximately 35 acres of natural hardwood growing within an old field area, 34 acres of open pastureland, and 26 acres established as a pine plantation in 2015. A restrictive aerial easement is in effect over a 1,500ft radius from the government-owned Vortac site, which includes an antennae dish and tower on the east side of Mount Holly Road as shown in Exhibit A (see tract photos). According the USDA NRCS web soil survey, the property is predominantly made up of Smithdale fine sandy loam, Guyton silt loam and Smithton fine sandy loam that give the property a weighted average site index rating for Loblolly Pine of 85.5 feet (base age 50) and 6.46 AUM for non-irrigated Bahiagrass pastureland. The eastern edge of the property has frontage to the paved state highway known as the Mount Holly Rd for nearly a half-mile. Some utilities are available allowing for a potential home site within the El Dorado School District.
