The pastures on Wolf Creek Ranch were historically used for a cattle operation. For the past several years these pastures have only been utilized for improved hay production with no livestock on the property. There are a number of pecan trees throughout the property that were planted decades ago and are fully mature. The owners of Wolf Creek Ranch have not allowed any timber cutting on the property since the 1960s. As a result, the mature forests throughout the ranch are towering and magnificent. The southern part of the ranch is a giant hillside that sits over 100 feet higher than the Wolf Creek bottom to the north. Wolf Creek flows year-round on the northern boundary of the ranch.

WILDLIFE

Wolf Creek Ranch hosts an abundance of wildlife with White-tailed deer and hogs in prominent numbers. Waterfowl are found along the creek and in the timber bottom. Doves, Squirrels, and all manner of native wildlife can be found regularly throughout the property.

AGRICULTURE

The pastures are currently utilized for hay production.

IMPROVEMENTS

Main Farm House There is a 2,800 SF 3/2 farmhouse that was built in 1960 and has been meticulously maintained and is very liveable. The house has an additional attached laundry room and two car garage with a covered porch across the entire front.

Guest House There is a newer 600 SF 1/1 guest house with a walk-in closet and kitchenette.

Shop There is a 3,000 SF shop and barn. The shop portion is on a concrete slab with multiple separate rooms, while the barn portion is dirt for parking farm equipment or housing livestock.

An existing water well is located near the house.

WATER

Wolf Creek is a beautiful live water creek that hosts native fish and flows along the northern boundary of the ranch. In addition, there is a pond by the house.
