North Fork Cattle Ranch

This is an amazing 2200 +/- ranch in southwest Oklahoma, located in western Tillman County along the North Fork of the Red River. This ranch has improved grasses, excellent fencing, irrigation, pristine facilities, and river bottom hunting. Its approximately ten miles west of Frederick (pop. 3,797), where there is a 6099' x 150' regional airport, feed store, grocery store, and medical clinic.

It's hard to find such a well improved ranch without also having to pay for a huge lodge or living facilities. If you ever wanted a place to build a house here, though, the ranch offers some really nice sites. The owner currently just has one quarter in irrigation, but there are at least three other quarters that could have pivots going on them too. Developing these other quarters would allow you to grow more wheat or put in haygrazer, alfalfa, or rye grass. The ranch is currently holding all 400 pairs plus the 25 bulls without overgrazing it, with supplemental feeding during the winter months.

The ranch has a county maintain road that goes through the middle of it for three miles. All the pastures are connected except one, which is across the county road, so you can easily move cattle through gates across the property. The 320 acre pasture across the road has the pivot on it and good water for cattle, so you don't really need to rotate from it.

Hunting along the North Fork is great for whitetail deer, feral hog, turkey, quail, varmits, plus duck, geese, and sandhill crane. If you do not plan to use these river bottom acres for yourself, they could be leased out to a hunter or outfitter, providing you with an additional income source. There is also fishing in the river.
