Location: Boggy Creek Ranch is approximately 10 miles northeast of Throckmorton, near Elbert. The ranch has access to State Highway 79 on the south and London Road along the west boundary. Both are good, paved roads.
Acreage: The acreage for this one is 275.4 acres, with the majority being in very heavily treed pasture. There is a 27 acre hay field on the east and another 17 acres cultivated field along London Road on the west which is used for wheat or hay grazer. The smaller field makes for some incredible dove hunting when the sunflowers come on strong!
Topography: Unlike the majority of properties in Throckmorton County, Boggy Creek Ranch has tons of elevation change and has a bunch of really neat geographic features for a place this size! There is around 70 feet of elevation change across the ranch.
Rainfall/Elevation: The average annual rainfall is 26 inches according to the Texas Almanac online.
Cover: This property has so much that it is hard to know where to start! Massive broadleaf trees line the banks of Boggy Creek and the surrounding. As you move away from the creek areas, there are some really good Mesquite flats dotted with Hackberry and other high value browse plants. The soils are good and have a thick turf of a variety of native grasses and forbs as well. This place will be great for a bow or rifle hunter!
Fences: Fences are barbed wire on steel and cedar posts. The fences are holding cattle and appear to be in very good condition.

Water: Boggy Creek meanders through the ranch and creates one of the main focal points of the property as well as some of the best looking wildlife habitat you can imagine. The creek does not run year-round but holds large pockets of water for long distances giving access to water for livestock and wildlife. Some of us really like to hunt the pigs!Residence and Improvements: The cabin is located just inside the gate overlooking a beautiful meadow down below. It is an older structure that has been remodeled to make it a cozy place to stay while you are at the ranch. It has an open layout with room to sleep 4 without using a blowup mattress. There is one bathroom and a nicely done kitchen. The spiral staircase was designed and built by Joe Barrington who is a very well-known artist in Albany, Texas. Mr. Barrington also created the deer head sculpture near the ranch gate.
