408 +/- ac year-around recreational property with large camp in Tensas parish, LA
This is the type tract people are looking for that can truly offer it all in northeast LA. This bottomland hardwood tract will provide some excellent deer hunting. You can duck hunt flooded timber in a slough and fish in a 10 acre stocked lake. The current owners have killed limits of doves numerous times, too. It is very private behind a pipe gate and easily accessed on rock roads and miles of well-developed interior roads & trails. And youll have good management-minded neighbors.
The tract has a lot of diversity. It is enrolled in the WRP program and is mostly mature hardwoods and sloughs. The camp area, 10 ac pond area and a 40+ acre field are not in WRP. The tract has a lot of diversity. It is enrolled in the WRP program and is mostly mature hardwoods and sloughs. The camp area, 10 ac pond area and a 40+ acre field are not in WRP. There are many established food plots and several box stands & tripods scatted throughout the tract. The current and previous owners practiced very good deer management using DMAP and a hired wildlife biologist. The tract borders the 11,000+ acre Buckhorn WMA and is just across the highway from the Tensas Refuge & Big Lake WMAall providing exceptional wildlife habitat backup.
Turkeys? Ive personally seen them on the property. The habitat is not the best due to the thick palmetto, but proper management of the 40 acre field could help keep birds on the tract.
The camp sits on an additional 2.72 acres and is a 5 bed/3 bath, 2500+ square feet house built in 2002. It has a large open kitchen/living area, fireplace, large mudroom and a big front porch. It is very nice without being over the top and will comfortably accommodate a couple of families or a large group. Appliances & most furnishings to remain. A large metal barn with closed-in area and walk-in cooler provides a space to store equipment and clean and store game & fish.
The camp area is next to the 10.8 acre stocked trophy bass pond that is managed by a biologist. A submersible pump/well is available to maintain the water in the pond. The pond/well will be owned in part with the 2 other adjacent camps.
