FM 2301 , Tulia, TX 79088(Swisher County)

These ten tracts of quality farmland include approximately 6,900 acres in cultivation, 1,621 acres of CRP and 2,160 acres of grass. Approximately one third of the cultivated land can be irrigated with 200-ft deep wells producing an average of about 100 gpm. There are 10 center-pivot sprinkler irrigation systems that cover a total of 2,030 acres. Most of an additional 800 plus acres have been row irrigated within the last three years. In recent years, the primary crops have been wheat, grain sorghum, corn and forage sorghum for both silage and hay production. The property is well suited for stocker cattle and includes several nice cattle handling facilities and considerable new fencing with 6 strands of barbed wire and steel and cedar posts. There is a beautiful 4500 sq ft home with 4 bedrooms, 3 baths and 3 fireplaces located on Tract 1.

Tract 1. This 660-acre tract lies on the west side of FM 2301 and has a long concrete drive leading to a beautiful home that is professionally landscaped. There is a good set of cattle working pens with a hydraulic chute. A 1993 Valley sprinkler nozzled at 475 gpm is connected to 5 wells with submersible electric motors and pumps and covers 210 acres. 65.4 acres next to FM 2301 were planted to corn and row watered in 2008. There is a well with an electric 15 hp hollow-shaft pump that can be used to row water the 231-acres field on the west side of this tract and is tied to the other 5 wells. There is a domestic well for the house and a stock-water well at the pens, both with 1-hp submersible pumps.

Tract 2. This tract lies about miles north of Tract 1 and is divided by FM 2301. The north 320 acres on the west side of the highway has two -mile Valley pivots (1994 & 2002) each nozzled at 350 gpm. There are 4 wells with submersible electric motors and pumps that will run one pivot at a time. There is a set of steel pens and a domestic well near an old house. The south 320 acres on the west side is row watered by three wells with submersible electric motors and pumps. There is an older home on this half section that could be repaired. Both half sections have new perimeter fencing.

On the east side of the highway are 917 acres with two -mile Zimmatic pivots (1995 or 1996) each nozzled at 350 gpm. These sprinklers can be run at the same time and are connected to 7 wells that have submersible electric motors and pumps. A new Valley sprinkler that is nozzled for 600 gpm and covers 300 acres was installed in 2011. There are 560.5 acres under the sprinklers, approximately 100 additional acres that could be row irrigated, and the remaining acres in grass. This part of Tract 2 has 2 sets of cattle pens and 2 domestic wells. It is bordered on the north by FM146 and has all new perimeter fencing.

Tract 3. This 520-acre tract is a section with 60 acres out of each of the northwest and southeast corners. There are 7 wells that have submersible electric motors and pumps. Only 5 of the wells are used for the 250-acre sprinkler that is a 1996 Zimmatic nozzled at 400 gpm. A 91.1-acre field east of the sprinkler and a 20.3 acre field southwest of the sprinkler were planted to row-watered corn in 2008. There are also 42.1 acres of grass and 78.4 acres of CRP which is enrolled for an annual payment of $36.95 per acre through 2011.

Tract 4. This tract consists of a full section and an adjoining section. There is a -mile, 1994 Valley sprinkler nozzled at 750 gpm that covers 500 acres of the section. Eight of 10 wells with submersible electric motors and pumps are connected to a holding pond near the pivot point. A booster pump is then used to supply water to the sprinkler. There is an unused pivot point on the section. There are 25.9 acre of grass in a playa lake on the section and about 9 acres on the southwest part of the section that include an old house, a Quonset barn and a good set of pens. The rest of the tract (275.7 acres) is enrolled in CRP for an annual payment of $40.00 per acre through 2020. There is a new 6-strand perimeter fence with steel and cedar posts.

Tract 5. This tract is a full section with 538.6 acres of cropland and approximately 100 acres of grass. 159.8 acres of the cropland is old CRP that is used for grazing. 114.6 acres have been enrolled in CRP an annual payment of $43.46 per acre through 2020. Corn and forage sorghum have been row watered on approximately 145 acres in either 2008 or 2009 with most of the rest of the cropland suitable for row watering. There are 5 wells that the owner states will produce a total of about 400 gpm. There is a house on the property that could be used with some work. There is also a set of cattle pens and 2 domestic wells on the property. This section has a new 6-srtand perimeter fence with steel and cedar posts.

Tract 6. There is a 1996 Zimmatic sprinkler that covers 170.4 acres in the northeast corner of this section. Four of the 7 available wells are equipped with submersible electric motors and pumps and are piped to a pit on the east side of the section with a booster pump used to supply the sprinkler that is nozzled at 400 gpm. There are about 108 acres of grass, an older Quonset barn, a set of load-out pens and a domestic well on the property. There are 269.1 acres enrolled in CRP for an annual payment of $37.69 per acre through 2012. This section has a new 6-srtand perimeter fence with steel and cedar posts.

Tract 7. This 500-acre tract has about 76 acres of grass and 421 acres of cultivated land that is enrolled in CRP for an annual payment of $44.12 per acre through 2020. There are 4 unused wells with turbine pumps (2-4 & 2-6) that were pumped with natural gas engines. The owner states that the best of these wells produced approximately 150 gpm each. There is an old house and 1 domestic well on the property.

Tract 8. This 4,872-acre tract contains most of 8 contiguous sections that are mostly dryland cropland with 459.3acres enrolled in CRP for an average annual payment of $42.00 per acre through 2020 and approximately 1,265 acres of grass of which approximately 677 acres are considered cropland and could be put back into cultivation. There is considerable frontage on both FM 2301 and FM 3300. There are a number of livestock wells, with electric submersible motors and pumps, one windmill, three sets of cattle pens and an older trailer house that has a small house built around it. Except for Section 48 there are new 6-strand perimeter fences with steel and cedar posts.

Tract 9. This 320-acre tract is all in grass. It has a livestock water well with electric motor and pump. FM 2301 runs on two sides of the property. This half section has a new 6-strand perimeter fence with steel and cedar posts.

Tract 10. This nice quarter section has a Zimmatic -mile center-pivot sprinkler irrigation system that is approximately 15 years old. It is nozzeled for 350 gpm and is supplied by 3 wells with submersible electric motors and pumps. There is a set of steel cattle pens and a domestic well.
