The Eight Point Ranch is a combination hunting and cattle ranch located just southeast of Sonora. The ranch has approximately one mile of paved frontage road. Terrain on the ranch is rolling with some nice, flat bottomland. Live oaks and juniper provide excellent cover in the draws, while mesquite are located in the deeper soils of the property. The road system on the ranch is in good shape, making almost the entire ranch easily accessible. A nice 10+/- acre field near the headquarters could serve as an excellent food plot or milo field to improve bird hunting. There are four water wells and four tanks scattered across the ranch. Larger neighboring ranches on the north, east and most of the western boundary.

Eight Point Ranch is located approximately 18 miles SE of Sonora on paved County Road 320

LAND

Terrain on the ranch is rolling with some nice flat bottomland. Live oaks and juniper provide excellent cover in the draws. There is a nice road system throughout the ranch making the land easily accessible.

IMPROVEMENTS

The ranch headquarters has an older home, a covered barn for parking vehicles and a set of cattle pens close by. Electricity runs through the ranch, including several three phase lines.

WILDLIFE

Native Sutton County wildlife includes abundant herds of free roaming axis and whitetail deer, turkey, hogs and dove.

WATER

The ranch is well watered with four submersible water wells strategically located in the south, central and north areas of the ranch. Several large pilas are located at several of the wells and multiple water troughs are located throughout the ranch. The four additional stock tanks also provide water to game and livestock.
