This pretty investment grade timber tract is located approx. 5 miles east of Americus and perhaps 5-6 miles west of the Flint River. Loaded with 20 year old or older pine timber, a northeast corner has beautiful hardwoods and has been deemed a suitable location for 5-7 acre pond. A paved highway fronts the property with minimal road frontage thereby maximizing hunting 'edge'. Cash flow is a positive factor with prudent timber thinning but this is ultimately one of the better places we have had for sale to harvest a 150" or better Whitetail Deer. The owner has killed two Bucks here recently that are exceptional by most standards and a trail cam photo of another Buck defies description. We will make this picture available to a prospective buyer. Note that photo of wild Turkeys taken was in a pasture just across the east fence of the subject tract. Turkey hunting is excellent though at first glance ideal Turkey woods seem overshadowed by the preponderance of older pine forest. Large timberland/farm landowners are neighbors on three sides with several well kept homes between the property and highway on the fourth side. A neat camp is located inside property line near entrance and consists of an 1800 sq. ft. metal building with living area and storage, deep well, heat and air, underground power, electric remote control doors, 200 amp service, mercury vapor lights, etc. Food plots are situated in 5-6 locations and feeders are maintained near some of these sites. Elevation changes give unusually pleasing ambiance to this property, uncommon for much of southwest Georgia. Interior roads permit virtually unlimited access throughout the tract even with two wheel drive vehicle. It should be noted that very little work would be required for Quail hunting to take place here. Owner may finance for credible buyer with creative terms!
