The northern portion of the property has a dense cover of mesquite and a tremendous turf of native grasses, as grazing is more limited through this portion of the property to leave plenty of cover for wildlife.

The 325 acres of CRP are located in the central portion of the ranch. This CRP is currently enrolled at $36.56 per acre (or about $10,500 per year) and is enrolled through September 2022. To stay in compliance with the program, the seller has done some recent spraying for invasive brush control. This spraying has been performed throughout the summer
this year.
The cultivated land is located in the southern portion of the ranch and is in two nearby fields. The largest of the two fields contains approximately 106 acres, and the smaller field is approximately 52 acres. Both have good, productive soils and are generally level. Both of these fields are fenced. Additionally, several small foodplots are located on the ranch.
The ranch is considered to be extremely well watered. Generally water for livestock and wildlife is provided by several dirt tanks and the live creek that flows through the northern portion of the ranch. Additionally, the ranch has a 20-25 gallon per minute electric water well that is located on the southern portion of the property. Another 2-5 gallon per minute electric water well is located near the central portion of the property.
The highlight of the property would have to be considered the canyon portion of the ranch. The canyon, its fingers and tributaries run through the property in a southerly direction, entering the property along the northern boundary and meandering through for over one-half of a mile. A clear spring water creek flows through the bottoms of the canyon.
