Water: The ranch is considered to be well watered. Rock Creek enters the ranch on the west and meanders through the property for approximately two miles, exiting the ranch on the northeastern side of the property. This nice spring fed creek runs live water for the majority of the year and is considered to be an excellent source of water for livestock and wildlife. Two additional tributaries of Rock Creek also run through the ranch, offering seasonal live water and several nice holes of standing water throughout much of the year. A nice spring breaks out over a large drop-off near the western boundary of the property, and water trickles down a steep drop creating a dripping waterfall off of the ledge. Below this ledge, pools of water can be found up and down the draw.
In addition to the live water found in the creek, there are two earthen ponds on the ranch, and one drinking trough near an electric water well. The ponds appear to be in decent condition and offer a good source of water to livestock and wildlife. The improvements are watered by an electric submersible water well located near the ranch house.
Improvements: The Rock Creek Ranch is very nicely improved by a rustic four bedroom home. This home is in nearly new condition and contains two full bathrooms with wrap-around showers, hardwood flooring along with a nicely planned kitchen and living area. The kitchen features tile countertops and custom cabinets. Appliances appear to be near new. The living area features high ceilings and a rocked fireplace. The home is nicely furnished, and all furnishings will be included with the sale. Additionally, a shed located near the home offers storage for hunting vehicles.
Access: Access to the ranch is provided by paved highway frontage.
Hunting/Recreation: The ranch is located in an area well known for quality wildlife. Mule deer and whitetail deer are common in this area, along with feral hogs and turkey. There are six established foodplots on the ranch to further enhance wildlife. Also, the owner has cut in several shooting lanes around various blinds, creating strategic hunting locations. Portions of the ranch will offer good quail hunting, and bobwhite and blue quail are common. All of the seller's hunting blinds, feeders, tripods, etc. will be conveyed at closing.
