This area is known to have good hunting opportunities for whitetail deer, feral hogs, dove, quail and some turkey. The ranch is also located in an area that has the potential to hunt free range red stag & elk.

The owner of this ranch has a current hunting lease in place on the ranch that allows the hunter to harvest only two whitetail bucks per season.

Topography:

The west Side of the ranch has a small roll to it but as you move to towards the river and east the ranch has small bluff the curves through the ranch following the big draw that comes into the ranch, crosses back through a neighbor and then comes onto the ranch eventually falling into the Brazos River. The ranch has some really great views of the surrounding topography and on the South side you can see the double mountains off in the distance.

Improvements:

The ranch has 3phase and single phase electrical that is available on the property and has two connex shipping container cabins that will be included with the sale.

The main road through the ranch is maintained by the oil company that has an easement through the ranch to the neighboring State of Texas land that has productions.

There is one injection well located on the corner of the property but the seller does not receive any residual income from this well.

Water:

The ranch has an older water well that was in good working condition when used last.... Further investigation into this Water well would be advised if a new buyer would like to pursue this we can put you in contact with a local water well company to advise further on pump costs, running waterlines etc.

The ranch has two areas in the bigger draw that have a good amount of water in them currently (even with the current dry and hot weather), it is believed that these pools have a small spring that supplements them with water.

Minerals:

The seller does not believe that they own any of the oil/gas minerals on the ranch but will convey any owned minerals with and acceptable offer.

Notes:

The ranch has one easement road for neighbors to allow access to their ranch on the main road that is currently used by the pumper to service the state oil wells located on a different property. The State of TX land is believed to be the only tract that has an easement through the ranch for ingress and egress. The activity is minimal during the year and is used by a pumper who services the oil wells on that state land.
