A nice metal building serves as the ranch bunkhouse. This barndominium is approximately 30x40, has three bedrooms, an open living area, one and a half bathrooms and laundry area. This building has a nice covered porch as well as a covered parking area.
An all-weather gravel and rock road provide access to the barndominium. The ranch has a tap on a city waterline, however, the current owners have not been using city water for several years. A water catchment system has been installed, which includes two 2,500 gallons collection tanks. In the years that this catchment system has been utilized there has yet to be a time that the owners did not have water.
A solar water well located in the northwestern corner of the ranch is utilized for watering wildlife and cattle.
This portion of Stonewall County offers exceptional recreation possibilities, with good numbers of whitetail deer, turkey and typically quail. The ranch is in a good flyway for dove and other migratory birds, including waterfowl.
The Shin Hollow Ranch is very reasonably priced at $1,285 per acre. No reservations for minerals or wind energy royalties are being made by the seller. Taxes are reasonable, being only about $2,200
