The Chelsey ranch is just located 13 miles north or Cisco or an hour and forty-five minutes from DFW. Being 930+/- acre with additional land being available gives a buyer lots of opportunity to expand if he or she would desire. This tract has lots of diversity with gently rolling pastures to 150 rugged elevation change. Thick native grass covers the ranch with a good mixture of dense tree cover. The mixed grass prairie land in this part of Texas will contain many native grasses including but not limited to: Little Bluestem, Indiangrass, Sideoats Grama, Arizona Cottontop, Three awn and many more warm season grasses. The cool season grasses will include many varieties as well. The most prominent will be Texas Wintergrass and Canada wild rye, both are great for grazing. The forbs native to this area are wonderful for wildlife and will include: Bundle flower, Vetch, Dotted Gayfeather, and Purple Prairie Clover. The trees that are on the ranch will include Live Oaks, post oak, Mesquite, cedar, elm and Hackberry. Some clearing has been done over the years to help open up more pasture land. To maintain good pastures the stocking rate on this ranch should be a conservative 25 acres to one animal unit.
Wildlife
Deer, turkey, quail, duck and hogs. Ponds are stocked with Bass, catfish and perch.
Water features
Over 2 miles of Pecan creek runs through the ranch in a north south direction. 7 ponds with some being stocked with fish make it adequate for watering livestock and wildlife . There is large surface water potential with all of the topo change around the ranch.
Fencing
The ranch perimeter fence is in good to fair shape and is mostly 6 strand barbed wire. The ranch does have some cross fencing to aid in a rotational grazing system.
The road system on the ranch is well thought out and offers a main road with many trails for using a ATV or UTV. You can spend hours exploring this ranch and still not see all that it has to offer.
