SHOW BARN
Concrete structure with central heating system throughout providing (8) 12x12stalls, (1)
12x16 stall, dedicated grooming area with custom tack storage system and rubber cushion floor covering, wash bay with heated water, mechanical equipment room, and miscellaneous equine equipment storage room. Each stall is provided with a custom stall front & door, auto watering system, auto fly control system, individually controlled illumination, and an electrical outlet for an optional cooling fan. The office suite, laundry/kitchen, and restroom areas are centrally air-conditioned via a separate HVAC system zone. Front parking/entry area and full-length rear deck area are provided with concrete surface and have roof-height covering.

Veterinary workspace, breeding area, and (8) 12x12 stalls are provided in enclosed
(unheated) adjacent area. The front entry is provided with a concrete surface and roof.
HAY BARN
Concrete structure with (3) compartments dedicated for bulk storage of pine shavings (stall bedding), storage of baled hay, and space for maintenance shop. A covered and illuminated
a concrete patio is provided for the full depth of the building adjacent to the shop space.
LOAFING SHEDS
Three separate concrete structures strategically located in pasture areas for the protection of
horses and/or hay bunks during inclement weather.
NOTE: Concrete structures are provided with poured-in-place patterned concrete wall sections with a nominal thickness of 6 inches and each barn structure is provided with a
concrete floor. Floors of stalls and loafing sheds are comprised of compacted screenings and no concrete is used for these horse-accessible floors.
ROUND PEN
Sixty foot (60 nominal) diameter covered structure with heavy gauge steel vertical wall panels,
steel overhead truss system, and composition roof with extended eaves. Interior illumination and an electrical outlet are provided.
BUNK HOUSE
The wood-frame structure for a single-family dwelling unit is provided with central heating and window air conditioning units. A covered concrete front porch is provided for a full-length structure.
GARDEN SHED
Wood frame structure (nominal 12x20) provided with wall and ceiling insulation and window air conditioner. A covered concrete front porch is provided for a full-length structure.
ENTRY GATE
The electrically powered heavy wall steel pipe rolling security gate is controlled for opening from a local programmable alphanumeric keypad, or from hand-held remotes, or from programmed Home Link systems in vehicles. Gate utilizes ground loops for safety and for
automatic free exiting.
FENCING
Approximately 1.5 miles of pipe and cable fencing utilizing heavy wall steel pipe for set-inconcrete posts with four runs of diameter steel guy strand cable below heavy wall steel top
rail provided along the front of the property and as cross-fencing at numerous locations on the site.
Swing gates are constructed totally of heavy wall steel pipe with lubricated hinges. Property
perimeter is fenced with woven wire.
DOMESTIC WATER SYSTEM
On-site water well with submersible pump is utilized for freshwater supply. Pump controls are enclosed within a heated 4x8 well house. Underground distribution system delivers well water
to show barn, mare barn, bunkhouse, 18 freeze-proof yard hydrants, and four freeze-proof
automatic stock watering units located in pasture areas. A water meter is set and is capable of receiving water from RWD #3.
SITE LIGHTING
Ground-mounted HID light fixtures are provided at the entry sign and at the flagpole. Pole-mounted
HID light fixtures are provided at each of three designated catch pens and at the southwest corner
of the show barn area.
MISC. FEATURES
Two-ton grain bin and six-unit horse walker located to the rear of the show barn. 28-foot aluminum flagpole for 4x6 flag located in front of the show barn. Elevated and flat exterior riding/training area with special ground cover materials. Lagoon enclosed within pipe & cable fenced area.
Drive and parking areas with gravel surface and wood edging at selected locations. Numerous
landscaping enhancements with flower beds, trees, garden, berry briars, grapevines, etc
