LM Ranch is a unique 747+/- acre property in Schleicher County. The most impressive feature is the terrific views of the San Saba River drainage valley to the south. Located 23 +/- miles west of Menard with approximately one mile of Hwy 190 road frontage, LM Ranch has gently rolling terrain with good native grasses, mesquite trees and a healthy variety of oaks. Two large hills with great views have elevations of 2,246 +/- ft and 2,255 +/- ft. A winding draw bisects the property for nearly a mile, with a low elevation of 2,180 +/- ft. The draw serves as a critical element, with large oak trees and pockets of water in wet years - a haven for wildlife. Abundant game roams the land with frequent sightings of large flocks of turkey and whitetail deer. A water well is located in the southern portion, providing water to a large pila and troughs. The pila has a spillover, which has created a small pond over time, providing water and attracting wildlife. Perimeter fencing is in good condition with 2.38+/- miles of new fencing along the north and east boundaries. The south fence line is in good shape while the west fence line is considered fair. Approximately 85 +/- acres is cross-fenced in the southeast corner with pens in fair shape. The road system is in above average condition.
IMPROVEMENTS:
There are no structural improvements on the ranch, leaving a blank canvas for the new buyer.
WILDLIFE:
Abundant game includes whitetail deer, turkey, dove, along with other wildlife typical to the region.
WATER:
There is one water well on the ranch. A water trough is connected nearby, along with a concrete pila that overflows into a small pond.
