At the side of the upper lake there is a beautifully landscaped recreation area with two concrete pads to park RVs. The sites have all utilities with electricity, propane and water. There is a large stand-by generator in the unfortunate event that service is interrupted. There is also an inline water softener system for the RV site. A large concrete slab patio lies between the RV pads. It has a bathhouse, fire pit and a massive boulder incorporated into the slab. At the south end of the lake is a large rock-lined swimming pool. The water from the well enters the pool and flows over the edge into the lake.

Near the ranch entrance are 5 large metal buildings and sheds and a set of livestock pens. One building is 30'x60' and fully enclosed with concrete slab floor and used to store large equipment in a dust free area. There are 3 partially enclosed equipment sheds. They are approximately 3000 sq. ft.; 2700 sq. ft.; and 900 sq. ft. One of them has a fully enclosed storage room for parts and supplies. The last building is a very large shop with an open shed on two sides; approximately 3600 sq. ft.. All of the ranch roads are built with crushed rock and maintained in excellent condition. Several units of grass maintenance equipment and a small tractor with a shredder will come with the ranch.

The entire ranch is like a park. It has undergone an intensive program of selective clearing of brush and rocks and has a lush turf of native and improved grasses. There is also a small pecan orchard. All of the fences are in excellent condition. The wildlife is plentiful and includes Whitetail deer, turkeys, dove & quail.
