379 Amazing Acres on The Colorado River
This property features some of the most beautiful areas you'll ever find in this part of the state, a great variety of hunting and fishing possibilities, and an incredible two-story lodge. This may be a once-in-a-lifetime opportunity for you and your family.
The property is gently rolling by the lodge, but as you get closer to the river, it becomes more and more spectacular. The rock cliffs, deep ravines, and hilly areas make for great animal habitat (hunting), hiking, and exploring. The back quarter of the property is covered in rye grass and stays a beautiful green all winter. There's just over a half-mile of impressive Colorado River frontage and even a couple covered picnic areas with concrete pads. A creek flows through to the river all year (except in drought), plus a couple of tree-lined seasonal creeks that will run for several days af...
A creek flows through to the river all year (except in drought), plus a couple of tree-lined seasonal creeks that will run for several days after rainfall.
The hill behind the lodge has a stunning gazebo with great views of the south and east, and the big hill by the river looks back toward the front of the property. There are five ponds, three of which have their own covered picnic areas. The biggest pond features bass, and a smaller pond is known for its catfish. (Of course, the really big catfish come out of the river.) There's an 11-acre field that can make a great feed plot for game, and there are dozens of park-like areas that have been cleared by the current owner. There is almost no cedar left on the property.
The lodge has seven bedrooms with central heat and air, three and a half bathrooms, a walk-in cooler, a gorgeous rock fireplace, a large kitchen with an eating bar and plenty of cabinet space, and a two-story great room with huge windows - you can see the lights of Goldthwaite at night and inspiring sunrises in the morning. The great room, kitchen, and dining areas feature beautiful tile, while the bedrooms and second floor are carpeted. On the back of the lodge are two large rooms for office space/owner's bedroom/guest room/extra storage, or whatever you need it to be.
The lodge itself has about 2740 sq. ft. on the first floor and about 1100 sq. ft. upstairs. There's a 46' x 7' 8” covered porch with built-in bench, and a covered walkway that leads to a cooking/entertainment area. It's the perfect place for family, guests, or clients to gather. So is the gazebo, with its bench seating, large stone fire pit, and great views.
Just off the circular driveway, there's a large barn/workshop (over 1300' sq. ft), an extra storage room, covered parking for four vehicles, another 1300' sq. ft. of open covered area, the well room, and cattle pens. The well is 242' deep and serves the house. It's not considered a strong well, but with two 1,000-gallon storage tanks, you'll have plenty of water for even a house full of guests.
For hunters, your ranch will offer up plenty of whitetail deer, turkey, dove, quail, will be available for the 2005 seasonto the new owner. There are six blinds, including a 25' tower, five automatic feeders, and several great spots that haven't been permanently staked out yet. The river, the 11-acre field, the hills, and all the adjoining areas are perfect for attracting game. And anyone who likes to fish can find success in the river or two stocked ponds.
And in case you're a fan of disc golf (aka Frisbee Golf), or know anyone who is, you'll like knowing that this property features three top-ranked courses, designed by the premier architect in the sport. In fact, this ranch has hosted five state and world championships. The course equipment is not part of the sale, but the owner will negotiate.
For anyone looking for a little extra income, there are several opportunities. Over the last two years the “best hunting lodge in San Saba County” has accommodated hunters for guided weekend leases (there's already a list of those wanting to come out this year.) There are huge amounts of rock to be harvested (none has been collected so far) and plenty of people eager to pay for it. The lodge is also perfect for hosting meetings and getaways -- it could even make a great bed-and-breakfast operation.
You’re not likely to find a place with all the great features of this unique ranch. Your family and friends will never stop thanking you.
