OVERVIEW: DEER HUNTERS DREAM!!! It's no secret that San Saba County is arguably the best county in the hill country of Texas to produce big deer. And this property is right in the middle of the best part of San Saba County! Very nicely shaped property with a good amount of County Road frontage. LOCATION: This property is located a short drive southwest of the charming town of San Saba, Texas. Right in the heart of big deer country! You can find just about anything you need in town. And Austin isn't much more than 1.5 hours away.
WILDLIFE: The entire property just oozes hunting potential. GREAT cover everywhere for whitetail, turkey, hogs, quail, and every other critter that calls this place home. The only negative would be trying to decide where to put your deer blinds! It really is that good. This place is smack-dab in the middle of some of the best whitetail country in the central Texas area. BIG deer are killed in these parts. And the numbers are here too. It just doesn't get much better than this. To say it has been lightly hunted is an understatement. Over the last 4+ years only two bucks and a handful of does have been taken. They just prefer to watch the deer grow and shoot the hogs. As you can see in the pictures they feed protein as well as corn. The owners are members of a local wildlife co-op that many of the nearby properties are also part of. All the work is being done to grow big deer, they just don't kill them which makes for a perfect scenario for YOU!
NEIGHBORS: When looking at low fenced properties for hunting purposes one of the main concerns is of course, the neighbors. Everyone wants that great hunting place that is surrounded by big ranches. THIS IS IT! You are looking at 230 acres surrounded on three sides by one ranch comprised of many thousands of acres. It's literally one of those places where you don't even ask how many thousands of acres they own. Then there's the "small" neighbor on the south side which is another 230 acre tract. And they just happen to be long-time personal friends of ours. I simply can't imagine a better neighbor situation than this one.
TERRAIN: Gently rolling, heavily treed hills that produce surprisingly good views dominate the landscape. A couple wet-weather "creeks" provide interesting changes and can hold water at times.
VEGETATION: Tons of oak trees, mesquite, cedar (not too much), persimmon, prickly pear, catclaw, turkey pear, ect.,...it's all here. Not only is it here, it actually makes for a really pretty place. Most of the property is "walkable", but there are roads throughout that are truck friendly even more-so with a Mule or Ranger. If cattle are your thing there is plenty of grass for grazing. In fact, it hasn't been grazed in 4 years.
IMPROVEMENTS: There is a recently constructed one bedroom/one bath cabin complete with kitchen and living room. Check out the pics. Just look at that porch! It is serviced with well water, electricity, and septic. The owner reports the well water is good (they drink it) and plentiful although the well has not been tested for GPM's or depth. Over time they have made improvements to the roads and the entry gate is nice. It is pretty much in it's natural state but they have selectively cleared a small amount of cedar, and continue to do so. The blinds and feeders are top-of-the-line and are negotiable.
