In less than five minutes you can be from the mainland to the island via boat from your private six acre mainland shore base. Once on the island the recreational choices are yours. You can enjoy the gorgeous sun rises over the bay, and picturesque sunsets over Corpus Christis skyline. The island offers great fishing, from wade fishing to having a convenient place to launch from to go off shore, and everything in between. The protected wet lands is great habitat for ducks and other birds, and the pond on the island makes a wonderful waterfowl hunting habitat. There are multiple beaches to enjoy, giving you the opportunity to sun bath, build sandcastles, play beach volleyball and everything else you could think of that is fun to do on a beach. The island sits 44 feet above sea level at its highest point offering tremendous 360 degree views, but having that high of an elevation offers something else as well. It makes for great arroyos that are caused by the rain runoff. These arroyos are wonderful to explore and create natural hills and valleys on the Island. The cute sea side cottage sits at 33 feet above sea level, well above the tidal surge line. The cottage offers large porches, custom kitchen, enclosed game room/crows nest, outdoor shower, and is a wonderful place to entertain. The docking area has a new boat lift in place and 24 hour flood light for security. The lighting also offers great fishing at night.

From the island you can see the Corpus Christi skyline, ship channel, bays and estuaries, city of Ingleside, and Padre Island.

Berry Island allows you to have your very own personal Treasure Island experience with all the modern conveniences.

Mainland Base:

Six acres in Ingleside with private dock and two boat lifts. There is a large warehouse, security fencing, and guest parking. It is monitored by Ingleside Police Department. The warehouse and half of the six acres is currently leased out to a company for $20,000 per month. The new owner can keep that lease going if they choose.

Utilities:

Two subsurface conduits drilled under La Quinta ship channel deliver 14,400 volts of electricity and potable city water from Ingleside. Step down transformers currently provide electricity to all structures on the island. Service equipment is owned by Berry Island from the shore side.

Island Shore Line:

Over two miles of the shore has been rip rapped and or sheet piled to preserve the beach area and wetland areas. A 100 foot jetty has been constructed which has created a self-replenishing beach area on the windward side of the island.

Water Wells:

Two brackish water wells have been drilled for pond water service and reverse osmosis feed water.

House: two bedrooms, two baths with modern kitchen, living room, dining room and full wrap around covered porches. Includes a spiral staircase to a large enclosed observation area, which includes a game table and custom seating. This home is a 1928 original build, remodeled by the current owner in 1999 and shipped to the Island by barge from the mainland. Home has central a/c and heat with gas stove, electric double ovens, dishwasher, ice maker and microwave

Other Improvements:

Island dock with boat lift and flood light, roads around the island, and storage containers.

Dredging:

The island is currently permitted to take dredge disposal within the confines of the current surface area. Over 5,000,000 yards of dredge material have been deposited on the island. The current port charge for dredge disposal is over $6 per cubic yard. Allowing dredging material not only provides good revenue, but also builds up the island.

Airport:

Berry Island is six miles from San Patricio County Airport, an airport with a 6,000-foot paved Jet Runway with hangar space. Numerous sites on the Island will accommodate helicopter-landing areas.

Texas Tourist Industrial District #1:

Berry Island is not subject to any control or oversight by the city of Corpus Christi. Berry Island is responsible for its own security, firefighting, sewer and water. Taxes are collected by San Patricio County and the Ingleside ISD.
