THE PROPERTY: Conchas Lake Ranch is located on the south shore of Conchas Lake on the Canadian River near Tucumcari, New Mexico.

The northeast 4500 acres of the ranch was originally part of the old Pablo Montoya Land grant. The history of this early New Mexico ranch is amazing. On the ranch are many old sheep herder camps made of native rock stacked with mud grout that held the structure together. This area along the Canadian River was home to many tribes of Indians and many artifacts can still be found on the ranch.
A huge asset to the ranch is the 3 miles of Conchas Lake shoreline. This part of the ranch could either be an excellent place to locate your dream home or a location to develop a profit center by selling lots along the lake.

The ranch is conveniently accessed by NM Hwy 104 running through the middle of the ranch and also by NM Hwy 129 along the east side of the ranch. Both roads are asphalt State maintained roads.
TERRAIN AND VEGETATION: Conchas Ranch is located in an area that is very scenic. It has small mesas with some excellent views overlooking the lake that leads to some rolling grasslands below. The grassland consists mostly of gramma grasses along with some galleta and many other species of forage grasses.
WATER: The Ranch has a combination of water infrastructure, which includes; two solar wells, three windmills, and one electric submersible well. In addition to the water infrastructure there are two large storage tanks and approximately 24 earthen tanks spread across the ranch.
LIVESTOCK OPERATION: The present owner is now running a cow calf operation consisting of 325 head, but the ranch would also be a great yearling ranch.
IMPROVEMENTS: The ranch has corrals conveniently located on the ranch with great access to paved roads to make delivery of your calf crop easy. There is not a home on the ranch, but this enables you to establish whatever housing you want for your ranch.
WILDLIFE: Wildlife found on the ranch are Mule Deer, Antelope, Quail, Dove and many species of waterfowl. Also, coyote, bobcat, cougar, rabbits, and other species of smaller animals are on the ranch.
BROKER NOTES: This is a ranch that has a variety of aspects to it, which makes it an especially interesting property.
