Three Draw Ranch

Three Draw Ranch is located approximately 8 miles south of Redvale, CO in San Miguel County. The ranch offers great views of the La Sal and Abajo Mountains in Utah and the Uncompahgre Plateau in Colorado. There are limitless opportunities for recreation during all seasons since the property is close proximity to skiing, snowmobiling, fishing, hunting, backpacking, boating, rafting and camping. Telluride Mountain Resort is a quick 1 hour drive away. The ranch lies within a few hours drive from two National Parks; Mesa Verde in Cortez, CO and Arches National Monument in Moab, UT.

IMPROVEMENTS

The ranch has a 1,500 SF Morton metal building with insulated living quarters and a 8' x 52' covered porch, and also includes a full bath with shower and a 50-gallon hot water heater. The building is off grid with a 1,500 gallon fresh water holding tank and is wired to be powered by a generator. There is also an opportunity to connect to the main power grid 1,700 feet away at the county road (installing a well could also be explored). Lilylands Canal provides seasonal water access for big game and livestock.

HUNTING

The property lies in Colorado Game Management Unit 70, and offers access to thousands of acres of National Forest and BLM public land. The ranch lies in the middle of both Elk and Mule Deer migration winter routes.

Mule Deer

Three Draw Ranch would be eligible for enrollment in Colorado's Landowner Preference Program (LPP). This would allow you to draw big game tags more consistently than the general public. [Without enrolling in the LPP, Colorado residents with 3 or more preference points had 100% draw success for GMU 70 4th season rifle tags in 2020 (Non-residents required 4 or more preference points). There is good late season (coincides with 4th Season Rifle) Mule Deer hunting in unit 70.

Archery and Muzzleloader Mule Deer tags can be drawn 100% as a 1st choice. 2nd season rifle tags are drawn at a 77% chance with zero points and 3rd season rifle tags are drawn at a 55% chance with zero preference points.

Elk

Over-The-Counter tags for second and third rifle seasons.

Bear

Bear hunting in unit 70 is very good with excellent bear habitat. Both Colorado residents and non-residents drew 100% with 0 points.

Turkey

Turkey hunting in unit 70 is excellent with a large population and over-the-counter tags for both Spring and Fall seasons.

FISHING

The Miramonte Reservoir to the south offers fishing for Rainbow, Cutthroat and Brown Trout

TERRAIN/ACCESS

The property borders thousands of acres of both BLM and National Forest lands on all four sides. The terrain is rolling with many draws throughout the ranch. Access is off a gravel county road. The main road through the property is gravel, with a metal gate at the entrance.
