The bulk of the soils on the property are classified as OAC Oakhurst very fine sandy loam (62%) and CPC Coilta variant-kitterell complex (36%). The CPC areas are more rocky in most areas which offers some unique features along the primary drainage the runs through the property. This drainage appears to be a wet weather creek and only has potholes of water in the current conditions, but one very unique feature is a large, currently dry waterfall / pool area.
The property is mostly wooded and has a variety of native species in regard to grasses, brush and trees. There are pockets of dense, mature hardwood timber scattered throughout the central and northern portions of the property. The open areas are mostly native pastures with native grasses, weeds, and scattered brush. This is actually ideal for wildlife and offers a unique setting that is becoming more and more popular on premium ranch properties that are being managed with wildlife in mind with an additional goal of being minimal maintenance. This has basically been the mindset of the current owners family who has owned the property for many years.
