New York wooded land with ~2,100’ of Frontage on the Oswegatchie River For Sale: This roughly 11-acre parcel of land offers four-tenths of a mile of frontage on the scenic Oswegatchie River.  One can travel by canoe or kayak upstream ~2.5 miles to the dam at Flat Rock Reservoir, or downstream ~1.5 miles to rapids and falls near the Hamlet of Fine.  Both directions offer fantastic views and fishing opportunities for the avid fishing and outdoor enthusiast.  It is a wild section of the river between the dam and falls with good spots for native brookies and brown trout.  The wooded area along the river includes a rich mix of northern hardwoods where one might establish a small seasonal campsite or shelter.  A larger and more permanent structure may be possible in an area close to NYS Route 3 where a test pit was dug to determine if the ground might facilitate a wastewater treatment system.  Development of a system on the property would require additional testing and written Park Agency authorization.  There is good access to the parcel along the 1,400’ highway frontage but no electric utilities available roadside. This parcel is part of a larger tract of 78.6 acres, with the remainder of the acreage being on the south side of NYS Route 3.  It was created by subdivision as authorized by the Adirondack Park Agency subject to conditions found in Permit #2021-0121, a copy of which is included with the details of this listing.  As described under ‘Development’ in the Permit, ‘The undertaking of any new land use or development not authorized on the Lot or involving wetlands shall require a new or amended permit.’  Protected wetlands on the property are designated by the shaded area on the map in the permit. There is evidence that a diverse group of mammals, amphibians and birds use the property resources for food and shelter.  Deer, beaver, grouse, raccoon and turkey tracks, sounds or sightings were witnessed during my inspection.  One might also anticipate seeing snowshoe rabbit, fox, coyote, fishers, bear and a variety of songbirds, plus bald eagles, vultures and various native hawks on or above the property. Also for sale by the same owner is an adjacent lot to the west consisting of ~25 acres with ~1,700’ of river frontage and 1,300’ of road frontage.  Combined, the two lots offer greater privacy and seclusion as well as additional options for family and friends to camp, fish, swim, hike and play along the river. The Oswegatchie River was once a powerful economic engine, driving a milling, mining and forestry economy.  Those days are over however and the future of this untapped resource is believed to be as a world-class recreation attraction.  As such, properties along the river have become valuable commodities for anyone captivated by nature, a wild river and the Adirondacks.  It is central to numerous popular destinations including; Canada, the St. Lawrence River/Thousand Islands, and the High Peaks region.  The Village of Gouverneur, roughly 35 minutes west, is the closest community that offers a variety of grocery and department stores.
