NYS land with cabins with income potential, refurbished barn, certified organic fields and pond with 1600’ frontage on the Oswegatchie River for sale:  The main and guest cabins on this property were built in 2015 using skilled craftsmen from Northern New York.  Much of the lumber for their construction was milled from softwood trees harvested from the property.  The one bedroom, 600 sf, wood framed and sided, steel roofed and fully insulated main cabin sets upon a concrete block foundation over a full basement.  The basement, used for water storage and utilities, is accessed through a trap door in front of the kitchen sink.  The cabin does not have permanent plumbing or a septic system, however there is a portable outhouse and outdoor shower near the barn.  There is a dug well also near the barn, but it has not been piped to the cabin.  The well water was tested to be potable.  Two barrels in the basement store rain water (110 gallons total) but also can be filled from another source (such as the well).  A pressure tank and a 12 volt battery push water from the barrels to the kitchen sink.  It was wired for 200 amp service by a certified electrician and inspected by the Town of Rossie Code Enforcement Officer.  When needed, power is supplied by a portable generator.  A covered porch wraps around 2 sides of the cabin while a closed in third side, with access from inside and out, serves as a multipurpose storage room and temporary bathroom.  Kitchen, living and dining all share the same room and surround the woodstove in its center, the only heat source for the cabin.  LP gas fuels the cooktop/oven.  The remaining rooms are a bedroom on the back side of the cabin and an open loft.  The interior walls, ceiling and floor are finished with tongue and groove pine.  The tan colored knotty wood combined with sunlight shining thru the numerous insulated windows results in a very warm and bright atmosphere within the cabin.  The guest cabin is just a short hike from the main cabin and serves as a place to retreat to for alone time or meditation.  It is a 160 sf, wood framed building with no amenities at this time.  The Post and Beam method was employed during its construction and adds to the beauty and unique character of this structure. The barn was originally built in the early 1900’s and is all that is left of the original homestead.  The current owner decided to preserve and rejuvenate the structure and did so from the foundation up.  The stalls in the lower level of the barn could easily accommodate a few domestic animals and the upper level would facilitate both hay and equipment storage.  The property was completely surveyed in 2014 and the boundary lines painted.  The fields on the property were certified organic in 2015.  The last mile or so of Campbell Road is seasonally maintained and electric is not available roadside. This part of Northern NY, known as the St. Lawrence River Valley, found between the River and the Adirondack Mountains, is characterized by picturesque forests, fields, rivers, creeks and streams.  Properties such as this one exemplifies all the amazing virtues you may find in a parcel of land in this area.  It is thriving with diversity, both in physical characteristics and wildlife.  Physical features include; ~10 acres of small creeks and wetland, ~20 acres of open fields ideal for planting your favorite forage or certified organic crop, ~90 acres of northern hardwood forest and ~1,600 feet of river frontage accessible by foot, jeep or atv, via a maintained trail.  The predominant tree species found amongst the rock outcrops include; hard and soft maple, basswood, red and white oak, ash, cherry, hickory, beech, willow and elm.  Game species such as deer, bear, turkey, grouse, woodcock and assorted waterfowl find the resources of this area to their liking.  At the end of the trail next to the river there is a level and dry area to pitch a tent and launch a canoe or kayak.  This section of the Oswegatchie is popular for bass, catfish, northern pike, muskellunge, brown trout and walleye to name a few. The ‘Retreat’ is currently being rented through an on-line service with a 60% occupancy during the winter months and 80% in the summer.  Customers are also purchasing meat, eggs, firewood, etc. from the working farm, also owned by the seller (and for sale as well), just 2.5 miles down the road.  Combine the two in one purchase for greater savings and a tremendous opportunity to expand on this unique and growing enterprise. The Retreat alone would make a great place for a family or group that enjoys spending good quality, outdoor recreational time together, or has always dreamed of working off the land for fun and/or as part of their livelihood!
