Approximately seven miles north of Moffat right on Colorado Hwy 17 (west side) at the intersection of County Road AA (southeast corner of property) and Mile Marker 113 (northeast corner of property). Together, these two parcels contain 325 acres, more or less, and are enclosed by barbed wire fencing with access gates. Historic use appears to have been used for grazing of livestock which it appears could be used as such with some needed fence repair and upgrades. Additionally, a viable water source would have to be researched and determined if feasible for this property when considering to use as pasture for cattle.

Directions

From Moffat, go north on Colorado Hwy 17 to County Road AA. Turn left (west) and the swinging green gate sections on the right is the ingress/egress to the property (Southeast corner).

From Villa Grove, go south on US Hwy 285 and exit off to Colorado Hwy 17. Continue south on Hwy 17 to Mile Marker 113. Turn right (west) to the gate located at the Northeast corner of the property. As an option, you could also continue south on Colorado Hwy 17 to County Road AA and turn right to the aforementioned green gate in the Southeast corner of the property.
