A large ridge wraps around southern portion of the ranch creating several draws and spectacular vistas you have to see to appreciate. The elevation climbs 300 feet up to the large ridge. There is a good mix of dense brush and open areas across the ranch, with the majority of acreage being thick. Brush species include: live oak, red oak, shin oak, mesquite, cedar, sumacs, hackberry, lotebush, ephedra, algerita, and bumelia. Many of these species provide quality forage for wildlife and livestock. There is quality grass cover across the ranch from grazing deferment during the drier times.
Water:
There is a rural water line with Coleman County SUD located along the county road with a tap already in place at the gate. The ranch also has 3 tanks, including: 1 lake 7 acres when full , 2 smaller tanks with one being spring fed.
Improvements:
Rough Haven Ranch is high fenced with Tightlock/Solidlock high tensile netwire. There are 4 free choice feeders, 4 spin feeders, along with 2 large box stands and 3 tripods that will remain on the ranch. There are no dwellings currently on the property, however, there are great building sites for you to choose where your dream place could be.
Wildlife/Hunting:
Area wildlife include: white-tailed deer, feral hogs, turkey, dove, varmints, and bobwhite quail. Rough Haven was once part of a larger ranch that brought in select whitetail bucks and does. Bucks greater than 150" are on the ranch. Management practices used to enhance the ranch and its wildlife include: supplemental feeding, habitat improvement, and selective harvest. A centrally located area was recently sculpted and could be used as a food plot.

The current owners do not have any mineral interest with the ranch.
