Location: The ranch is located 12 miles west of Winters, Texas. The property is on the east side of FM 383, approximately 1 miles south of FM 384 which is the road from Winters to Bronte.

Terrain & Vegetation
The west side of the ranch is slightly rolling which drops off as you go east towards the creek. The east boundary is the center of the creek. The east side of the property is all flat bottom land with lots of large Pecan Trees along the creek. There are 6 to 7 pastures which are mostly in B Dahl bluestem (300 350 acres). The pastures are mostly open with large scattered Mesquite Trees left for shade.
Water: Well water, tanks, and the creek provide plenty of water for the ranch. There are 3 water wells, 2 of which have pumps and a third which was recently drilled

to the west. They are low to dry due to the drought. 1 miles of valley creek makes up the east boundary. The creek runs in normal times and has some large holes of water, but because of the severe drought the holes are very low now.

Improvements:
There is a 2,000 + sq. ft. brick house with an attached carport that the seller is currently living in. Down the hill to the east of the house are the barns & pens. The large metal barn has a concrete floor with electricity in it and a large covered shed off the eastside to park tractors, trailers, etc. The second barn is a quanset barn with a concrete floor. Next to the barns is a large set of steel working pens with several large water lots. The pens have a squeeze chute, truck load out chute and electric to them. The large lots are used to precondition and feed calves. This is a very nice set of working pens.
Hunting/Wildlife:
The ranch has a good population of deer and turkey along the creek. The bird hunting can be excellent in this area. The property has not been leased out for hunting. Until this drought the creek has been and excellent place to catch bass and catfish.

Remarks: This is a very nice ranch with good fences. The brush has been controlled and the B Dahl grass makes for some excellent grazing. The paved farm to market road provides great access to the property.
