Location:
The Shaw Ranch is located 45 minutes northwest of Steamboat Springs and only 20 minutes northwest of the Yampa Valley Regional Airport (HDN). The town of Hayden is 10 minutes to the Southeast and the town of Craig is located 20 minutes to the southwest.
Hunting and Area attractions:
The Shaw Ranch is located in hunting unit 441 which often coincides with hunting units 4 and 5. The area is well known for the abundance of elk, mule deer, antelope, grouse and multiple species of small game and varmints. Elkhead reservoir is 5 to 10 minutes to the northwest for some great fishing for multiple species of fish. Rafting and tubing on the Yampa River is just a short distance from the ranch. Improvements:
The improvements boast a 3900 sq. ft. 4 bedroom home that was completely remodeled in 2002. The home features a large open kitchen, living room, master bath, his/hers walk in closets, laundry room, 2 1/2 baths, mud room & office. The spacious deck has plenty of room where one can enjoy the views of the large ponds and the open quiet landscaping. The caretakers unit is a very nice 650 +/- sq ft home where your guests can stay. There are 2 shops, one of which is heated and offers plenty of room for all of your equipment , toys and more. There are 2 rooms off the rear of the larger shop that can be opened up to the outside for horse stalls. The very nice older barn has been restored for more storage.
Water
The ranch has an abundance of water including 4 ponds that are all spring fed and could easily be stocked with fish. There are 4 springs. One of which is the water source feeding the improvements and has so much water it overflows and runs into the ponds. The remaining three springs have all been developed and have stock tanks with overflows in place. These springs have very good flow with the largest producing several gallons a minute. There is also a seep area that could also potentially be developed.
Land:
The land consists of gentle rolling hills with several long deep draws filled with service berry and a few patches of cottonwood trees. The top part of the land has been replanted into native grasses and dryland alfalfa. A large portion of the ranch has been enrolled into CRP which generates over $25,000 a year income. There are several separate pasture areas that could be hayed or used for grazing. The income potential off of the CRP, hunting, grazing or hay could exceed $50,000 a year. The land would also be a great candidate for a possible conservation easement that would protect the beauty of the ranch while generating revenue or tax credits.
