This tract is watered by two stock wells equipped with windmills, one backup well equipped with a submersible electric motor and pump to be powered by a Genset when needed and four earthen dams.
The draws and breaks provide good winter protection for livestock and wildlife. Hunting on the ranch consists of quality Mule Deer, Whitetail Deer, Turkey, Dove and Quail.
According to the owner, a Caliche pit, located on this tract has provided income of $30,000 to $40,000 during the busy times of the oil and gas industry.
Tract 2: The eastern tract consist of 1,089 acres more or less and is located approximately 2.25 miles east of Miami and 18 miles west of Canadian with over a mile of frontage on US Hwy 60. Tract 2 is situated three miles +/- due east of Tract 1 (six miles by road).
This tract is watered by three stock wells equipped with submersible electric motors and pumps on electricity along with three earthen dams.
Rolling hills, mesas and breaks along with strong grasses are found on this tract which has almost new perimeter fences. Tributaries and breaks coming up from Red Deer Creek provide cover and protection for wildlife making this a good hunting ranch.
The home and ten acres located on the property were previously a part of the property but have been sold off. The home is close to the front of the property and has right-of-way from the highway but should not compromise the integrity of this tract.
As is the case with many properties in Roberts County the water rights to the ranch are owned by CRMWA.
This is an excellent ranch in the Eastern Panhandle with good grass, good fences and good hunting.
