The Scarborough 8 Tract is located immediately south of Eastover in Richland County, SC. It was once part of a large farm owned by the Scarborough Family. It is situated just below the fall line, where the ground flattens out, and the soils are incredibly productive. I would suspect that this area is where Richland County found its name.

A canal system runs through the heart of the tract that was installed to drain surface water from the town of Eastover. This canal system is well built and maintained by the county. It does an outstanding job of draining this tract, which is a great benefit. There is also a creek that makes the tract's eastern border. Water can quickly escape the tract in two different directions. The tract's ability to stay dry and its proximity to the Eastover Papermill will pay off when the timber is ready to be cut.
This is a solid timber investment or future ag. conversion. Residential lots could be sold on the north side, where the tract touches the paved roads on the town's edge. The tract has great deer and turkey hunting and a creek with beaver ponds that would work great for wood ducks.
