Improvements This NEW CONTRUCTION lodge was designed to be a VRBO type, income producing property as a place for area hunters, travelers and extended stay tenants. The lodge is split into two distinct and separate areas, a rental guest lodge and a private living quarters for the owner(s). It is set up for easy access by the guests and to be completely self-sustaining, where the owners need not be on-site while it is rented.
The area designed for guests features three bedrooms and two full baths, along with a large living area and full kitchen and could easily accommodate 8 to 10 people or more. There is even a one car garage/mudroom that is outfitted with a washer/dryer and can be used for storing hunting vehicles or gear. The wide open concept allows for many, many folks to stay onsite and enjoy the views from the large picture windows that surround the living area. Guests can stock the walk-in pantry and full size refrigerator and be set for the long hunting season. The kitchen features stainless steel appliances, plenty of custom designed cabinet space and an awesome brick backsplash. The baths feature solid surface countertops and showers. The polished concrete floors throughout make cleanup maintenance easy.
The private residence side of lodge is lockable and can be kept completely separate from the guest side. It was designed to be available to stay over as needed and has everything you would want or need for a short stay. In addition to an awesome private bathroom, and living area, it features it’s own one car garage, set of washer and dryer hook-ups and a small dining area with compact refrigerator, microwave and other electric kitchen appliance options. You have to see the custom cabinetry that provides both storage space and also becomes a walk through doorway to from the living area to the bathroom.
Recreation There are all kinds of recreational opportunities wrapped into this relatively small acreage package. Deer, turkey, quail, pheasant and dove all inhabit the property and waterfowl make their way through as the migrate both north and south. The tall trees on the property provide extra cover for all kinds of wildlife. ATV riding, mountain bike riding and hiking are also possible. There are also plenty of great spots for vegetable gardens to be planted and enjoyed.
Agriculture The native grasses on the property would be ideal for grazing a small herd of cattle, horses or other livestock.

The reservoir is 9550 acres and provides great fishing and boating opportunities. The wildlife area consists of 5439 terrestrial acres and 4109 aquatic acres all available for public hunting.
The lodge is just 35 minutes from Wichita, Kansas and Eisenhower National Airport, which makes it both easy to get to from anywhere and also provides a large population to draw from of those who may want to enjoy a quiet weekend in the country.
