Topography, Rangeland & Habitat: The terrain on the ranch is gently rolling to high banks with plenty of elevation changes and access down to the river. The ranch has great interior roads that provide for nice afternoon cruises around the ranch.

The ranch is well maintained and includes some nice improved pasture for grazing, good forage, browse, cover and water which provide for an excellent wildlife habitat for the native game population, along with large hardwood trees along the river bank areas for shade and nesting.

Wildlife: The ranch is low fenced all the way around and offers excellent trophy white-tailed deer hunting, and the ranch also holds a population of turkey, dove, ducks, hogs, coyotes & bobcats. The lakes are stocked and excellent for fishing. There are large neighbors on all four sides including the Wildlife Refuge just across the Hwy. The soils range from fine sandy loam to clay, providing excellent conditions for native grasses to support cattle. There is a variety of vegetation, thick brush and tree cover that consists of mesquite, oak, elm, persimmon, hackberry and a variety of other hardwoods typical of the area that attract and hold wildlife.

Improvements: The headquarters is privately located down the main road from the front gate and on several cleared acres is a nicely appointed 3 Bdrm/2 Bath newer mobile home, with electric, water, sidewalks & a firepit. The headquarters also contains a newer metal barn with electricity large enough to store tractors, implements, ATVs and hunting rigs. There are several high-quality comfortable double hunting blinds & easy fill feeders already set up that convey.

Water: The ranch has an abundance of water, with two lakes & one being a large deep lake, seasonal drainage creeks that hold water during rainfall events around scattered timber, 2.5 miles of Aransas River frontage and a good water well centrally located with an electric submersible pump. The ranch also has a water distribution system that supplies livestock/wildlife water throughout the ranch.

Electricity: There is electricity in several places on the ranch including the headquarters & barn.

Minerals: Surface estate only, the ranch is not leased for production.

Area History: The Aransas River formed the southwestern boundary when Texas was still a state in Mexico, separating it from the neighboring Mexican state of Coahuila. After independence from Mexico, Refugio was organized as one of thirteen original counties of the new Republic of Texas.
