This farm has three -mile center-pivot, sprinkler irrigation systems including one Valley and two T&Ls. There are three irrigation wells with 8 turbine pumps and 125hp vertical hollow shaft electric motors that each produces approximately 1200 gpm. In addition there is another well without a pump that may need a liner installed. A fifth well with an 8 pump but no motor located on property that joins this section on its east side will be survey and conveyed with this section. All wells are thought to be 400 to 500 in depth with water depth at 120 to 140 and pumps set at 240. All wells and sprinklers are connected by high-pressure 10 plastic underground line.

One circle is planted to Giant Bermuda Grass and the other two are currently fallow but have recently been farmed. The southeast quarter of the section is in the Conservation Reserve Program (CRP) through September 30, 2013 and the CRP contract will not be renewed. Improvements include a set of steel cattle working pens, a Quonset barn with concrete floor and good barbed wire perimeter and cross fencing. A rural water system tap supplies residential and livestock water.
No mineral interest is available and there is a producing oil well in the center of the property. This farm is located on pavement just outside of Pecos city limits and about a mile south of Interstate 20 which provides development potential. The possibility also exists of someday selling water to the city.
