This is a must see Turn-Key Ranch that has so much to offer. This ranch is in an area that is sought after in the hill country, known as the divide. The Divide is an area of the Edwards Plateau that includes Northern Real and Western Kerr Counties. It is an area of shallow ground water and it has a gentle rolling topography (this ranch having elevation changes of about 2,300-to 2,400). The range is beautiful covered with live oaks and post oaks. This particular ranch has had almost all of the cedar removed, allowing for spectacular views throughout.
This ranch is set up for a commercial hunting, a corporate retreat, or just the family that wants to enjoy nature at its best. Completely high fenced and set up with blinds and feeders, the potential for having a quality deer/exotic herd is a definite. This ranch is set up for a commercial hunting, a corporate retreat, or just the family that wants to enjoy nature at its best. Completely high fenced and set up with blinds and feeders, the potential for having a quality deer/exotic herd is a definite. The ranch has white-tail deer, axis, sika, turkey, and dove allowing for year round entertainment.
The current owner has built over 6 miles of roads out of the material they have dug from a very good caliche pit on the property. So much of the Hill country property, pretty as it is, can be rough and miserable to drive through. Not the case with this one.
Definitely one of the best hill country ranches, with all the amenities, to come on the market in a long time.
Improvements:
This is the ranch that all the work has been done to make for not only a beautiful place to hunt on, but have all the conveniences of home to make your stay spectacular. There is a new barndominium that has just been built. It is 3,200 sq. ft., of this 2,000 sq.ft is living area that consists of 3 suites with a full bath. The home has 12' ceilings and cedar plank walls throughout to accommodate the wonderful trophies that will be taken off your ranch. The living/gathering room has and open layout and is accented by the beautiful limestone rock fireplace with a cedar mantle. The kitchen as does all the bathrooms has granite countertops further adding to the welcoming touch that this home has.
1,200 sq.ft of the house is a fully enclosed garage/cleaning area for your game with a walk in cooler and floor drain installed. The garage was built with roll up doors on both ends for easy pass through capabilities. A wonderful area to visit with friends over a cool one in the evening is the fire pit nestled in the center of some beautiful oaks just a few feet from the home.
Other improvements include a 30'X30' limestone brick building that was no doubt built over 100 years ago, and is such a great rustic addition to this property. It is currently being used for storage, but could be converted to so many other possibilities. There is also a 12'X30' hunting cabin, some older cattle pens and and a very old, but solid sheering barn from so many generations past.
The current owner is an electrician and has installed a 400 amp service pole on the property, so there is definitely room to do so much more if one desired.
Of course, we can not discuss this ranch without discussing the hunting operation. The ranch has been under and MLD permit for 2 years with a wildlife biologist perfecting the program. There are 6 new Atascosa blinds with 6, 1,000 pound corn feeders and 6, 2,000 pound protein feeders at each station. The hunting capabilities alone are tremendous.
Water:
Yet another wonderful feature of this ranch is that good water is within 250 to 400. There are actually 3 water wells on the ranch. There is an old windmill well that needs some repairs to get it back into operation and filling the 60pilla that sits beside it. The other 2 wells are brand new with one being operated by a Solar panel in the back of the ranch, and the other having a submersible pump that is used at the home-site and surrounding areas.
Utilities:
The home has a septic system. Electricity is provided by Central Texas Electric and the owner has said that he has put in a landline for the house and internet service could be available.
Property taxes:
Currently the property is under a wildlife exemption and the taxes are approximately $1,500/year
