Game animals on Broken Oak include White-tail deer, Axis, Aoudad, Fallow, Blackbuck Antelope, bobcat, grey fox, turkey, feral hogs and transient elk. With the river as a water source, wild animals of all kinds call this ranch their home. Livestock was removed from the ranch in 2006. With only one deer proof fence boundary, animals are free to roam up and down the river and around the ranch and its other neighbors, so there is a constant introduction of new genetics over time. The terrain of the ranch has a place for a hunter of every skill level. Other than the river bottom, the approximate north one-third of the ranch is flat to very gently rolling and is well-cleared of cedar and other brush, creating beautiful meadows and flats all over this part of the ranch. This is easy, gentle country to cover by ATV, pickup or on foot, with long distance views from your hunting blinds. Sanchez Draw, a massive dry weather creek, roughly divides the flatter north one-third from the southern two-thirds of the ranch. That south part transitions from rolling to steep hills as it climbs to the distant ridge lines on the south boundary. Hunting this part of the ranch will offer a welcome challenge to the more dedicated hunter, as the thick brush and huge draw headers create rugged topographical changes from the ridge-tops down into the heavily wooded canyons. For those who like to stalk game, in this varied terrain every hunt will be new and different. Or set up some secluded blinds and feeders in these canyons to see what might pop out of the brush.
WATER:
There is no better example on the Upper Nueces River of its legendary spring fed, crystal clear, rock bottom waters than the lake on the Broken Oak Ranch. The private lake created by a 5.5 dam encompasses about 3.6+ acres with good fishing, swimming and canoeing. Large catfish, bass and perch roam the water way. The lake has a solid limestone rock bottom. Long stretches of the bank is mostly wide, smooth flat bedrock for much of the lakeside, providing great places to set up recliner lawn chairs and lay out beach towels.
Spring: A huge spring gushes out of the high south bank keeping the lake fresh and full. After rains, water will often flow out of several cracks in the bank. The spring adds to the water flow that comes down from the more northern Nueces headwaters. The spring flows into a partly modified, natural basin at the lake edge from which water is pumped to each residence for pure drinking water and other household needs.
IMPROVEMENTS:
The Main House sits on the high bank of the river at the east end of the lake a little way off the county road that meanders through the ranch. A large, beautiful meadow covered with live oak trees, native flowers and a variety of native grasses can be seen from the front porch. The Main House and the Guest House are a short walking distance from each other. The Main House is a 2BR/2B modern home, built in 2002, that blends in perfectly with the Hill Country landscape. The Kitchen-Dining-Family Room open design keeps everyone together for entertaining while dividing the bedrooms for privacy. Covered porches on the back and the front of the house can be enjoyed mornings and evenings. The Guest House 3BR/1B - the old ranch headquarters built in 1929 - has been nicely remodeled and provides spillover accommodations for extra guests or a place to sequester noisy grandkids with the TV and video games on rainy days. The ranch is located in the beautiful upper Nueces River Basin about eighteen miles north of Camp Wood, Texas on RR 335 and about two miles east on County Road 227. The ranch is centrally located about sixty miles SW of Kerrville, 115 miles NW of San Antonio and as the crow flies about eight miles south east of Rocksprings.
