WATER: The numerous springs plus the headwaters of Chalk Creek and Mill Creek are present on this ranch, ensuring that the water to the series of spring-fed pools and small waterfalls is unspoiled by upstream neighbors. One of the live springs has been flowing for decades and provides water to the ranch house via a gravity flow pipeline. Near the ranch house, an improved concrete pool situated between two dams has served as the familys natural swimming pool for decades.
WILDLIFE: The ranch currently enjoys a Wildlife Management Tax Exemption and has an abundance of native and exotic wildlife. Elk, Aoudad sheep, Axis deer, Whitetail deer, Rio Grande turkey, feral hogs, javelina, bobcats, Red foxes, Ringtail cats, raccoons, and even the occasional Mountain lion all call this ranch home. Whitewing doves, mourning doves, and all of the varmints provide great game watching and hunting opportunities. The Frio Canyon area is known for the abundance of Red tail hawks and numerous migratory bird species.
TERRAIN & HABITAT: The ranch encompasses all of the elements the Texas Hill Country is known to have. From beautiful, oak-lined bottoms to high, flat hilltops, there is over 300 feet of elevation change across the property. The ranch has a nice system of Jeep/ATV trails enabling access throughout the ranch. The owners have done a good job of keeping the Mountain Cedar in check, though much of the ranch has been left untouched with thick native brush, and excellent browse for wildlife. A variety of oaks including Live oak, Chinkapin, blue oak, and red oak are present along with some huge Madrone, Black Walnut, and Escarpment Black Cherry trees. Maidenhair ferns and river ferns grow along the creek and spring areas. Mountain Laurel blooms profusely every spring and Native milkweed always greets the annual migration of Monarch Butterflies.
