These are two very nice unimproved 12 +/- acre native grass tracts in Happy ISD. There is good access via FM 1705 and they are located just 3 miles west of Hwy 87 just northwest of Happy, TX. Purchase either one of these 12 acre tracts or combine them for a total of 24 acres.
From Happy, TX go north on HWY 87 to FM 1705. Turn west and go approximately three miles to the property on the south side of the road.
