Section located about 8.5 miles northwest of Happy, Texas in southern Randall County. The land is a combination of dryland and grass with approximately 240 acres of farmground currently planted in beardless wheat. A majority of the ground is native grass with some improved grass on the north end and has not been grazed in about 3 years. There is a submersible pump producing around 10 GPM per seller piped to a steel water tank A set of pipe pens sits near the road on the south end with dimensions of 100 x 120. Six-strand barbed wire fence on south side is in good condition and about 6 years old. The rest of the perimeter is fenced with barbed wire and supplemental hot wire.

Improvements:
The property has good fencing on the south end with a six-strand barbed wire and decent fencing along the other 3 sides, supplemented by hot wire. There is a 100x120 pipe fence and guard rail pens near the road on the south end along with a 26 foot steel water tank.
