This property is improved as follows:
1. A site built home built in 2009 containing 1984 sq. feet of living area plus a 1356 sq. foot porch on three sides of the home with two bedrooms, 2 baths and an attached single-car garage large enough for a 500 gallon water storage tank and a vehicle in the garage. Electricity for the home is provided by solar power with propane providing fuel for heating water, radiant floor heat and the cooking stove.
A generator with a gasoline powered engine is located on the east porch of the home to provide back-up power for the solar power system on cloudy days.
A domestic well at the residence is approximately 110 feet deep, is equipped with a submersible electric motor and pump receiving power from the solar power system and which provides water for a 500 gallon storage tank located in the garage with water/pressure for the h...
A domestic well at the residence is approximately 110 feet deep, is equipped with a submersible electric motor and pump receiving power from the solar power system and which provides water for a 500 gallon storage tank located in the garage with water/pressure for the home from the storage tank provided by a 12 volt flo-jet pump.
A wind generator which provided electricity for the submersible electric motor and pump in the domestic well is no longer in use with power provided to the motor and pump by the solar power system. The 500 gallon water storage tank in the garage is filled manually from the domestic well as needed.
Located a short distance from the home is a 20x60 insulated, metal barn with 12 walls, a concrete floor, rollup doors on each end of the barn providing drive-thru access and a walk-door out of the barn to what was operated as a greenhouse attached to the barn.
Attached to the side of the barn is a metal frame approximately 22 wide and 50 long which provided frame work for a polyethylene cover for the greenhouse which is currently not covered and not in use.
2. A second domestic well is located at the entrance to the property on a 1 acre tract of land situated immediately to the right of the entrance to the property which is fenced into the 60 ft. deeded lane leading from the all-weather caliche Road N into tract 2 of the property itself (see survey attached hereto as exhibit A). The domestic well is equipped with a submersible electric motor and pump powered by Farmers Electric Company with a well house containing a pressure tank providing water to a plastic, drinking tub located outside of the 1 acre tract on approximately 36.077 acres belonging to the neighbor (see tract 3 on Exhibit A).
Water from the domestic well is also pumped to a 1500 gallon storage tank located adjacent to the residence via a inch PVC buried pipeline. Water from the storage tank gravity flows in a surface, black plastic pipe to the greenhouse which is no longer in use.
The horses shown in the photographs of the property do not belong to the owner and are not a part of the sale of the property.
The blue drinking tub shown in the photographs is located just outside of the fence for the 1 acre tract to provide water for tract 3 belonging to the neighbor.
Providing water for this drinking tub to accommodate the need for livestock water by the neighbor can to be terminated at the discretion of the owner of the property.
3. The one acre tract located at the entrance to the property and the deeded 60ft lane leading to tract 2 is fenced with a three wire, double strand, slick wire fence on T-post.
Tract 3 belonging to the neighbor also has the same fencing on the east end of tract 3 and the south side of tract 3 fencing off a second deeded, 60 lane which is not currently in use and which leads from the all-weather, caliche Road N into tract 2.
Tract 2 is also fenced with the same fencing. The remainder of the property is not currently fenced.
A single strand barbed hot wire fences a portion of the property north of the headquarters.
Said single strand hot wire fencing and post belongs to a third party, is not a part of the sale and will be removed by said third party.
4. From the Quay County Farm Service Agency an Abbreviated 156 Farm record is included in this information package as Exhibit B together with an aerial photograph of the property.
5. An excerpt from a Grassland Conservation Initiative contract is attached to this information package as Exhibit C indicating the amount of payment per year, number of years remaining in the program and the number of acres in the program.
