DESCRIPTION: Rancho Viejo is a rugged, high desert mountain ranch with elevations ranging from gently rolling, sparse greasewood country at around 3300 feet up to canyons and high, gramma grass mesas at 5000 feet. Anna Spring comes out of the high country above the headquarters and provides water to the headquarters and gravity flows to 11 storage tanks and troughs throughout the central and southern portions of the ranch. McComb Spring also runs a creek and waters much of the western part of the ranch. Two other dependable, year around springs and several wet weather springs and tinajas assure that this ranch is well watered. An artesian hot well, the geology, the Indian campsites, the prehistoric fossils and shells, and small caves and petroglyphs all add interesting highlights to the ranch.

GAME: Game include trophy, high desert mule deer, aoudad sheep, blue quail, dove, and the occasional traveling desert bighorn sheep.

IMPROVEMENTS: The headquarters area is beautifully set at the mouth of Musgrave Canyon with towering mountains on three sides. Improvements include an older, renovated ranch house (modest but adequate); lodge built in 2007; hand house; old, rock one room house built by the Texas Rangers; walk-in cooler; barn and horse corrals; equipment shed; airstrip; and a barn and older bunkhouse on the west side of the ranch. The lodge has two large bunkrooms with private baths and a great room/kitchen with fireplace. It is attractive and a very functional improvement to a remote ranch such as Rancho Viejo.

MINERALS: Owner believes she owns half of the minerals under 3840 acres, 6400 acres are State Mineral Classified in which the ranch owner participates on a 50-50 basis in any bonuses, delay rentals, and royalties with the state, and none on the balance.

REMARKS: Rancho Viejo is remote and rugged. Paved FM 170 ends at Candelaria and the rest of the trip is on ranch roads. This remoteness assures your privacy and the pristine, unspoiled landscape that is generally untouched. The high country offers spectacular, long vistas. Anna Spring has consistently watered this ranch throughout history with natural, sweet water. A man who ranched this country for some 40 years said he never knew the spring to weaken. Some equipment which would be beneficial to this ranch including a dozer, grader, and backhoe can be purchased separately. A very capable ranch manager currently lives in the hand house and would probably continue under the right conditions.
