The property boasts a creek estimated at 2,000’ long that runs north to south through the middle of the property. Perhaps, the most impressive characteristic of the property is the fertile soil quality found throughout. For those mostly interested in agricultural potential, the soils found within the farm are extremely productive. Soil maps indicate that over 90% of the property has Class 3 soils or better. As one might expect with highly productive bottom land, the best soils on the farm, Verdigris silt loam, are found along the creek in the floodplain area.

Another potential highlight of this property is its proximity to the rapidly expanding Chickasaw Nation Medical Center, which is less than 3 miles away. The Chickasaw Nation continues its massive expansion at the sprawling facility, providing hundreds of jobs, crucial medical care to our part of Oklahoma, and an enormous catalyst to the Pontotoc County economy and beyond.
