Away from the hustle and bustle; the delightful home makes you want to relax. I am the Owner and bought it as an ugly duckling and made it what it is today. Before I bought it, I sat on the front porch and on boulders in the woods several times; looking at the grazing deer, watch the birds and felt the peace and quiet. Then as I spent time inside the house; I felt it there too. So I decided to buy it for a vacation rental investment and retire a bit from my real estate career. Well, as you may experience in your life too; things dont come out as planned with family. Instead I am selling it and re-opened my Real Estate Company again, meaning no time to manage and oversee vacation rentals. It can sleep 14 people, including the 2 couches and foldable cod. Extra blankets and bedding are in closets too! Spend time with watching DVDs in evening or play board games, which are included in this too! All furniture inside and outside, dishes, towels, pillows, beds, bedding, cook ware, appliances; it all comes with it. The way you see; it all stays to make it easy to start the vacation rental. There is a washer and dryer hook-up in the kitchen. I have created a moveable, on rollers kitchen bar there since I did not have the intent to have a washer and dryer in the vacation rental.

SUNNY OUTLOOK HOME ( I gave it the name) was built in 1983 with 1536 SF living and features a delightful living room with large window and view to the land. New central heat & air was installed in 2021 and new water heater in 2022. The kitchen is designed for eating as a family and friends together. It is spacious and I designed as a happy place accommodating a large group to interact. No WIFI here! It is designed to spend time with your loved ones, or just wanting time out to regenerate from daily stress and sorrows! I designed the entire place with vacationers in mind, needing to be relaxed and away from problems for a few days. Each room is different designed with cheerful colors and curtains, except for the main bedroom. I designed it more with honeymoon/bonding time in mind. Enjoy the morning coffee on the front, 128 SF covered porch, close your eyes and relax. Sunbath in the private, back and make smores at the fire-pit in back. Near the fire pit you will see a concrete-like platform. We discovered a water well there when we cleaned up the land and surrounding of the home. The home is connected to rural water, electric is Kiamichi Electric and the flood light at the pole is optional through the Electric Company. Cost $9.- a month to have it on and they will do the maintenance when it does not work. All the indoor and outdoor furniture, appliances, lamps, side tables, dcor, towels, dishes, games, DVD Movies and more; it is ready for vacation rental.
Enjoy fishing, boating, kayaking, canoeing? This property is across the Street from SE Area of Lake Eufaula and nearby Elm Point. Or duck hunt along the shore line. This home is tucked away in the woods with a lovely, covered porch offering fall/winter view in the fall/winter season. You will see deer grazing in the fenced yard, squirrels playing on the trees and gobblers roaming in fall! The deer also come in your fenced area if you leave the gate open.
If you look on the Satellite image you will see a path going through the woods to the waterfront; shortly after passing my entrance road from Woods Road on the left, which is Corp. Engineer Land. This is where local folks put their flat boats, canoes and kayaks in. Or take a stroll, bring your fishing rods, chairs, snack and fish right off the shoreline. If you have a bigger boat you want to go over to Elm Point to the boat ramp, which is less than 5 minutes from the property.
If someone is interested to buy it for a permanent home-site living, be aware that lenders do no loan on personal items; such as furniture and dcor. If you need a loan to buy the property, we would have to separate the value of furniture and do a bill of sale for those items. The home was designed as a productive vacation rental and will be sold only with all the furnishings, etc.
As you can see on the satellite, there are 2 drive-ways to the house. One is coming in from Woods Road (dead ends) down below, leading uphill to the home and the other is coming down from Hickory Road from the top in. We installed a green entrance gate there. Most of my Contractors like to come over Hickory (secluded County maintained Road) and when leaving going downhill to Woods Rd.

Research Parcel InformationFrom McAlester, Oklahoma take Highway E 31 to Collins Rd on left, Turn left and immdeiately right (Woods Rd). Follow all the way to mail box 1045 on right. You will pass Hickory Lane on right, which is the road leading through the woods coming in from gate on top going downhill.. Or drive uphill off Woods Road to property uphill.
