The land has road front on 2 sides and there are no restrictions in this area! You can build what you want or even have a commercial business! The land is ideal for building more homes on it. Great for a cooperate retreat too! Another idea is to build some cabins for seasonal rental and get-a-ways; you simply can do as you please! Read the following details and decide if this fine Oklahoma Hunting Ranch interests you!
Land: features 109.7 acres of land! The terrain ranges from level, slope and steep. It features open land, scattered woods, timber and beautiful rock formations as well. Elevations are approx. between 675 and 720 feet. Throughout the entire property you will see wildlife tracks everywhere. The 5 ponds are large and scattered throughout the property; ideal for the wildlife and your animals. As I walked the property with the Owner, I observed many ducks and geese in the pond nestled in the woods. I refer to this one as the duck pond. Then there is also a Turtle Pond. The nick name for it came from the Owner since it seem to be a hang-out place for the turtles. All ponds are good size as you can see on the pictures! There are winter-grasses seeded along the pipeline easement, which of course deer just love to graze in those areas. Scipio Creek bisects property as well. Nearest neighbor is miles away! Owner has land surveyed, property is not in a flood zone. Property was appraised and price is reflecting appraised value, DEQ Septic report in file and plat too! Property is located in Section 19-T7N-R13E Pittsburg County, Oklahoma (see attached plat). Per Assessors records some of the soil types are HECT-HARTS COMP, ENNIS-VER SOIL BROKE, PAR-DWIG COMP, DENNIS LOAM,OCHLOCKONEE FSL. Balance mixtures of hardwood forestry throughout! Property has extensive road frontage on 2 sides and is located within 25 miles to McAlester, Oklahoma or 20 min. to Indian Nation Turnpike going north to I-40 connection, 2.5 hours from Oklahoma City, 2 hours from Tulsa and 3.5 hours to Dallas.
Note: the USDA has several good cost-sharing programs in case you want to open the land, build fences, seed the land and have more ponds. There are several sites you could have more ponds, if you wish too!
Barn: 24x40 metal building in good condition and structure is used for shop and equipment storage and is convenient located near the entrance of property. Adjoining to the barn is also a large concrete slab which would be ideal for dog kennel/breeding dogs. Remember; there are no restrictions and commercial production is permitted. There are no live-stock restrictions either!
Chain link-fence around house: 50x63 chain-link fence around house and an adjoining 16x16 dog pen. This pen would be also good for a chicken pen or for show-animals for your kids. Local kids participate much in the FSA Program.
Land behind house: is fenced, Owner has his live-stock there. In this pasture is a pond and a loafing shed too!
House: I call this a Surprise Home! The exterior look is very deceiving. Also check the attached files on landsofoklahoma website. There is tons of information provided by Seller, Survey, Flood Plat, Property Plat, DEQ Report, Disclosures, etc.
The inviting, well structured home features 2 story living, 1661 SF Living, 2 spacious bedrooms, 1 bath with view to the land, 1 living area, custom-built stair case with 6x6 landing and beautiful designed floor, a 12x20 metal deck with fantastic views to the surrounding mountain ridges and accessible by the master bedroom with a staircase leading to the exterior carport on first floor. The 2 bedrooms and bath is upstairs. Living, Dining, Kitchen, spacious utility room and great sunroom is down stairs.
The 8x36 sunroom has amazing views of grazing wildlife! The entire back side consists of tall windows and it is simply one of the rooms you do not wish to leave once you sit down! Of course this room too has central heat and air. The kitchen is beautiful designed and offers a great lay-out for the cook in your family. Ample of cabinets, open living/dining combination, the well designed staircase leading to the upstairs; it really is a Surprise as we enter the home.
The original home was built in 1979. At that time the home had only 1 level. Seller provided me with the following info: In 1994 the whole house was gutted except for the original concrete walls. They were built to California residential earthquake standards o 1979. A second floor was added with 2x6 exterior walls, plywood (not OSB) sheeting on walls and roof. Trusses have hurricane clips! New DEQ approved Septic System was installed. All new electrical and plumping was installed (not just upgraded), simply new installed back to respective meters. In other words the original structure was taken down to the minimum and the current structure was built in 1994. In 2009 new heat and air system and 40 gal. hot water tank was installed and septic tank was pumped as it is recommended to do so by DEQ. The new structure of the home shows quality and good craftsmanship. At showings you will meet the Seller and will have the freedom to ask any questions you may want. There will be also a Show-Book of the building process available to glance at, and buyer will receive this at time of closing, so they know exactly how things connect together, etc.
Now best of all: to current time the home is hooked up with FREE Gas, which is provided by the Supplier of the existing gas well on this land. Naturally, the Owners have pretty much everything converted to gas appliances, which allows the freedom of low utility costs.
Please give advance notice for showings! Due the quantity of the land, this property will not go secondary market financing, such as FHA or VA. It will take either cash or money coming directly from your bank, also called an in-Bank Loan.
This property is offered for an exceptional and appraised valued price of $219,500.
