"The Farm", located furthest north, consists of 2,255+/- deeded acres. All acres are in grazing now, however 249.35+/- of those acres were taken out of CRP in 2020 and another 418.64+/-, having been farm ground at one time, are considered "improved pasture". Cross fencing has divided "The Farm"into 5 pastures for grazing rotation.2 wells with windmills are located on thisparcel and were used prior to the pipeline installation. While they aren't in use anymore,they are still available as a backup if needed. A spring runs in the fall and fills 1 of the 3 reservoirs on the north end. The pipeline put in place in 2013 added incalculable value, with 3 holding tanks on this parcel, strategically located to water cows with minimal distance in between.Water is easy to find on this property, allowing the cattle to focus on gaining rather than finding something to drink.

The owners refer to the southernmost parcel as "The Creek" referring to DHS Creek that runs along the southern edge of the 717+/- deeded acres. Another 638+/- acre BLM grazing lease surrounds the deeded acreageand is included in the sale. In addition to water provided by the creek, a warm water spring fills a 28' deepreservoir above the barn and corrals.Built in the 1960's, the owner states they have never seen it dry. A pipe from thereservoir fills a holding tank at the corrals before it overflows into the creek. Another 2 pits and a second spring ensure plenty of water on this parcel.
