ACREAGE AND LEGAL DESCRIPTION: The 445 acres, more or less, is located in Osage County and therefore sells surface only. There is currently a limited amount of oil production on the east side of the property. Some abandoned locations and a dry well location on the north portion of the tract may be viewed on the aerial map. The legal description will describe it as that land in Section 12, Township 23 North, Range 10 East, located south of the existing county road 2240 and west of the existing county road 2130 and that land in Section 7, Township 23 North, Range 11 East located south and west of the same county roads.
UTILIZATION OF THE PROPERTY: A new fence has recently been constructed on the east side and the north fence is in poor condition. Because it has been grazed with land to the south, there is no partition fence on the south. The west fence is considered more than adequate for livestock. The land does offer grazing value for livestock and the forage base indicates little recent use. However, the livestock grazing would be some what limited because of the varying timber cover of the property.
The best use of the tract will likely be as a recreation property to be utilized for hunting, fishing and camping. The varied terrain lends itself to horseback riding, hiking, bike and ATV trails. The tract is a short distance from Birch Lake considered one of the finest small lakes in Oklahoma .
