When speaking of ranches in the Southwest, one can never overlook the importance of abundant and quality ground and surface water to facilitate both livestock production and provide the necessary resources for diverse wildlife populations and habitat. Featuring the meanderings of both sides of the Canadian River for nearly 30 miles, there is an abundance of available water; but the ranch has much more than just the clear running waters of the Canadian. The ranch also contains approximately 20 continuous springs feeding into the Canadian breaks along the Trujillo creek, Chaves Creek, Agua Piedra creek, and the dramatic bluffs throughout the ranch including Dripping Springs, Indian Springs and many other unnamed springs of various sizes. Meticulously divided into 18 grazing pastures, the ranch also has 33 water wells, some with electric pumps, some with solar power, and windmills as well. There are also numerous overflow ponds, and six larger ponds on the ranch. When it comes to water, the Canadian River Ranch is once again in a class by itself.The terrain of the ranch varies greatly. The uplands on either side of the river valley on the eastern majority of the ranch contain relatively level and highly productive plains with beautiful scenic lookout points overlooking the ruggedly beautiful bottoms and bluffs near the river. Moving to the Southwest there is an area of dramatic badlands and gently rolling Sandhills to the North and West. If you enjoy vast scenery, you simply wont believe what this country has to offer.

We can honestly and without hesitation say that never before have we seen a low fence ranch with more species of free-ranging native wildlife. The ranch is inhabited by thriving and huntable populations of Mule Deer, White-tailed Deer, Elk, Pronghorn Antelope, Aoudad Sheep, feral hogs, Rio Grande Turkey, Scaled and Bob-White quail, Dove, and seasonally heavy populations of ducks and geese.

There have been mule deer and white-tails harvested on the ranch in excess of 200 inches as well as very large bull elk, with one approaching 400 inches. You can easily count on one hand the number of low fence ranches in Texas where that is even remotely possible. In the last few years there have also been sightings of Black Bear and in recent months hunters have seen several Bighorn Sheep, believed to be Rocky Mountain Bighorns moving in from New Mexico along the river.

Historically speaking, this land has visible evidence of vegetation, geological events and peoples dating back to prehistoric times. There are areas scattered with petrified wood that date back 2.3 million years. Moving forward there are pictographs, firefights and pottery from, when numerous Indian tribes inhabited the area, to Spanish forts that served as watering holes and trading camps. More recently settler camps established in the 1800s include Chaves City, Trujillo Camo, and Salinas Plaza. These sites were known to have been frequented by many colorful historical figures such as Billy the Kid and Pat Garrett. There are many other old rock rooms and campsites that are nameless and whose memories have faded with time all along the river, where the grand Cottonwood Galleries and nesting pairs of Bald Eagles have been observed.

It is also interesting to know that this ranch was once the Mare Pasture of the famous XIT Ranch, and later a portion of the Matador Ranch. The history speaks for itself.

The Canadian River Ranch is currently operated as a working cattle ranch and is very well suited for such. There is an excellently maintained road system providing access with ease to any corner of the property. In addition to the main lodge there are three managers houses, adequate cross fences, traps, barns, sheds, feed bins and anything required for such use. The main lodge features five bedrooms and very nice entertaining areas along with a nice commercial kitchen. The adjacent private paved airstrip is 4500 feet in length and 60 feet wide. Larger jets can be accommodated in Vega, or at the airport in Amarillo, one hour to the East.

The ranch is being offered surface only, and has no current oil and gas production. There are no easements or rights of way on or across the ranch. There is a conservation easement in place which applies to 70,207 acres designed to prevent subdivision and to reasonably maintain the ranch in its natural state, while not noticeably interfering with agricultural or recreational uses. This leaves approximately 852 acres outside the easement which includes the area around the headquarters and runway. A copy of the Easement will be provided to qualified prospects.
