The West line borders over a 1000 acres of US Agriculture Land that is mostly low wet thick cover.

There are 2 ponds in front of the house that are fed by an artesian well.

The homestead barn used for some storage needs a little work to be very functional. The equipment barn is in rough shape and the tool shed could be restored.

The property has a locked gated driveway and is accessed by a county maintained asphalt road.

There are 3 newer Amish blinds, two are elevated and the other one is on a dirt mound all located in groomed areas on the farm.

The owner is a passionate deer hunter and has groomed the farm for whitetails and exceptional duck hunting since 2016.

The 3 bedroom, 2 bathroom ranch house is 2600 sq ft including the finished walkout basement that has a family room with wood stove, bunk room, one of the bathrooms, mechanical/laundry room and a cellar room.

The living room has great views of the property and a slider door to a 25 x 14 deck with a covered patio underneath.

This is a very comfortable hunting cabin with LP gas forced air heat and central air. The interior has been completely remodeled and is finished in knotty pine and corrugated metal. The lower level family room has a wood stove and built in hunting lockers. The tile floor complements this room for easy cleanup from farm chores or hunting.

The water is supplied by a strong flowing artesian well to the house.

The Amish built 32 x 56 pole building was built in 2017 and has a 100 amp service with exceptional lighting and several outlets, a concrete floor and two 12 ft. high overhead doors.

Recreation

This farm has been groomed for deer and turkey hunting. Waterfowl hunting is considered exceptional.

Established trails throughout the property to enjoy all areas for hiking, off-road vehicles, cross country skiing, snowshoeing, and snowmobiling.

Region & Climate

Oceana County, MI has a moderate climate, with warm summers and cold winters. Average temperatures range from highs of 79F in July to lows of 19F in January. The area receives an average of 36 inches of rain and 76 inches of snow each year. There is plenty of sunshine during the spring and summer months with an annual average of over 200 days of sunshine every year. During the winter months snowfall can be moderate to heavy depending on the weather patterns, although it rarely lasts for more than a few days at a time. Overall, Oceana County is milder overall compared to other parts of Michigan, making it an ideal destination for those seeking outdoor activities throughout the seasons.

History

Polk Road Farm, Walkerville

The farm was most recently purchased in 2016. Since then, the farm has been actively managed to maximize opportunities for trophy whitetails and waterfowl. The surrounding property owners for several miles have cooperated with each other in an effort to harvest only mature whitetails. The result has been a drastic increase in the size of the deer seen and taken.

This farm was an active dairy farm in the late 1800’s and early 1900’s, using the same barn standing on the property today.

There is a locally famous artesian well just off the northwest corner of the property, at the Leavitt Township Hall. The well for the house is in the same artesian vein as the township hall providing a great water supply.

The waterfowl hunting is second to none. The large area of flooded timber, directly adjacent to a row crop field attracts hundreds of ducks and geese at a time.

Approx 10 acres of mature timber on the east property line. Several thousand acres of swamp bordering the SW corner of the farm that holds lots of mature whitetails and frequent the seven well established food plots. Two areas of the farm were planted in switch grass as deer cover five years ago. It comes back thicker every year and the deer love bedding in it. One area is the very NE corner, blocking the East food plot from the road; the other area is in the pine thicket in the SW corner that has Beaver Creek flowing behind this honey hole area.

In 2017, two culverts were installed. Both of them are straight south of the house, allowing farm equipment to access the farm south of Beaver Creek without going around to Beach Rd. The three elevated deer blinds are included with the purchase of the property.

The entire house was gutted in 2017, almost all flooring and walls are new construction with an entirely new kitchen, master bathroom, bathrooms, all new carpet, bunk room added to the basement. The wood burner in the basement heats the house wonderfully and the chimney was cleaned 2024. The pole barn was Amish constructed in 2017.

The front NW 24 acre field is currently in hay. The family of the neighbor across the street to the north cuts and sells the hay, which generates about $1,600-2,500 of annual income.

Beach Road (previously a county road now abandoned), is the only access for the Beaver Creek Bow Club property owners to the South. In the summer of 2024, Beach Road was built up and reinforced, including a new culvert. I contributed $1,000 to the project in good faith and to maintain good relations with the neighbors, as I frequently use the road to access my farm from the east.

The neighboring farms across the road to the north, as well as to the east and south, are all great neighbors, who look forward to meeting and working with the new owner. I will handle the introductions of the new owner to continue this important relationship.

Location

Located 20 miles to Lake Michigan and the Silver Lake Sand Dunes.

Hesperia is 11 miles away and has local shopping and dining. The White River for seasonal Trout, Steelhead and Salmon fishing is in the area.

The world known Pere Marquette River for drift boat fishing and wading for Brown, Steelhead and Salmon is 19 miles away.

Newaygo is home to the Big Muskegon River only 32 miles away offering exceptional boating and fishing.

Fremont is 20 miles away offering big box store shopping, dining and medical facilities.

A Dollar General is 3 miles away in Walkerville for convenient shopping.

The city of Grand Rapids is only 57 miles away.
