Mingo Creek Whitetail Ranch offers an amazing value for anyone interested in owning and operating a commercial deer breeding facility or a high fence hunting ranch. Although the ranch would also be ideal for a multitude of other livestock breeding, the ranch has only been operated to breed deer and is a turn-key operation ready for its new owners! The back 80 +/- acres is almost entirely wooded with a creek and would be an ideal area to operate hunts. The southwest corner of the property is one of the highest elevation points in Nowata county and has expansive views to the north, which would be an ideal location to build a lodge!
The ranch consist of 100 +/- acres and is fully fenced with high quality and tensile strength steel high fencing. The ranch has an ideal layout and was meticulously planned and thought out to be extremely efficient. As you enter the main gate to the ranch you will find the primary facility to your left - a 40'x60' insulated steel building, which includes an office/bedroom, bathroom, and a kitchen with a drain that has and can be used for veterinary visits on-site, drastically reducing annual veterinarian bills. The facility headquarters also has a 10’ steel overhang on the north and south ends. The north end facilitates the fawning facility, which provides 8 separate bedding stalls and 6 exterior fenced pens that provide outside access and a stress free environment for newborns. The south end provides an area for shipping and receiving, and a general environment for working and moving deer. There are multiple rooms, each with latch doors and a light system for moving deer from room to room. This south end connects with a hallway to move deer into the Delclayna deerhandler, a squeeze shoot for working and vaccinating, then turning them loose to the exterior pens. There are 20 exterior pens adjacent to the headquarters, all of which are approximately 0.5 acre in size. Each exterior pen has a Nelson livestock water bowl connected to rural water with an automatic float and is connected with a long runway and multiple swinging gates so you can move deer around the facility with ease. One of the nicest attributes to the main headquarters are the large overhead doors, in particular the west door. From the west door you can bring in clients, guests, and more, and view your entire deer herd without disturbing them.
Mingo Creek Whitetail Ranch has produced whitetail buck in excess of 450”. Every detail of the ranch was meticulously thought out and it shows in the fact that the ranch has never lost a deer due to transfer or stress. In addition to the main headquarters, you will find another 30'x50' steel building with 10’ overhangs on each side, which is an ideal location for equipment storage.
The remaining 80 acres is extremely diverse! The back 80, as we call it, consist of a hardwood timber mix of oaks, hickory, some pecan, and an abundant amount of massive and expansive sycamore trees! For water sources, you’ll find a pond and a creek that meanders from northwest to southeast through the property. The back 80 has multiple elevation changes and 4 open fields in addition to all of the timbered creek bottoms, which provide the ideal deer habitat that deer love!
